I can't help but think Colin's wife is a fantastic help. He gets a lot done on his projects and that is only half the work. I'd like to see what you suggest though. My understanding is the UK is bad for bylaws and such. It must be a nightmare to plan these projects

I was wondering what magic land this is where one does not need to ask master's permission to do what you want with your own property. That being said, I think the solution lies with allowing smart guys like Colin who appear to be putting a whole heck of a lot of thought into everything vs just some redneck with a shovel deciding he's going to put a big hole in his front yard then put a tin roof over it and fill it in with dirt. Loving the attention to detail. If he were to post something online talking about his idea, all the armchair quarterbacks online would be going on and on about "you didn't even think about..." or "whatabout..."

Colin,I would highly recommend you to put a 100mm conduit/pvc pipe (x2 preferably) (or a ductway),encased in the concrete between the house and your front fence mate.(If you haven’t already thought of it).I’m a sparky and if you ever have to upgrade the electrical mains etc. at a later date,you’ll be glad you did. For anyone wondering that electric cable is called a pilc cable, paper insulated lead covered. when new it would of been covered by hessian wrap coated in bitumen but over the years it has gone brittle and clumpy with mud under the hessian are normally steel tape armours but can come without or as we call it plain lead. Under the armours is another hessian wrap coated in bitumen once again you can cut it off with a knife normally when that’s off ya heat the bitumen till it goes like a liquid and clean it off with paraffin wipes too nice clean lead. Then with a plastic hack knife we normally do this live too ring round the lead then hammer the hacknife down the lead to remove it. Once removed there are papers impregnated with a paraffin wax and that is the insulation wrapped around the live cores and the neutral. That cable is probably between 50 and 60 years old and once you get down to it’s as good as the day it was put in. The plastic stuff we use nowadays isn’t as good.

Hope it's not too late as I know you move quickly. But here's a thought that could potentially help your condensation situation. My solution: run PEX (or similar flexible water pipes that are suitably rated) back and forth along the ceiling, above the metal but touching it so that it can be embedded in the concrete. Then, run mildly warm water throughout the pipe. It'll warm up the steel ceiling and prevent it from collecting condensation. The warm water could even be plumbed into your home water heating system in a reflow loop (which is a standard system these days in a lot of places). As always, fantastic work and thank you for sharing!

A cheap air dryer could be a good trick. He already has "the crack" in the back of his garage, He could just shove the outletpipe thru the rain gutter and and be happy with it. Those phase changing air driers are pretty impressive.

For the condensation, just install a breather vent. Along a area of highest point at the edge put a vent that goes up to the surface with vent slits so you can shut the vent if you want. Then like a firebox chimney up top have about 2ft of pipe and a cap like what they use on factory warehouses. With it poking out your garden you could hide it in a plant box.

I think I’ve read a comment before (don’t know if this is true or bullshit) but they said Bruce Wayne & Alfred hired a bunch of contractors & then they had their eyes covered & only let them see once they were in the cave, so they never knew where they were working & when they left they had their eyes covered again. I’m guessing they prob didn’t have Bruce Wayne in there either, better nobody knows it’s his project.

That drain is not a good idea, you can start causing erosion god knows where from having a large flow of water where there was never previously one. This can cause a sinkhole. Very bad

grab a dehumidifier for the moisture and you can hook it up to a controller with a sensor and set it to go on when it's needed. waste water will build up so a drain or some method of getting rid of the water collection is still needed. This is common practice for growing cannabis indoors over here in California to keep the growing environment controlled. I have heard good things about the brand Sentinel but there are a bunch out there. You can calculate the area of the room to properly spec out a dehumidifier needed.

Colin I wasn't sure what this episode would give me, as I already watched most of this progress on the second channel... but you've balanced them perfectly. I could watch this with the full context of who made the steel, how rust proof everything is, your extended explanation of measuring the property boundaries underground. I mean I'm pretty sure he can only afford to do this because he does most of the work himself and because he gets ad/sponsor revenue from the videos he makes of the project. I don't think he's THAT rich and all of his money comes from KZbin. I guess he could have a KZbin channel paying other people to build stuff for him but I don't think that would be as popular.

That drain is not a good idea, you can start causing erosion god knows where from having a large flow of water where there was never previously one. This can cause a sinkhole. Very bad

For the condensation issue, a dehumidifier might help greatly with a benefit of keeping the moisture down that would also help protect the steel on the inside of the tunnel more.

I fabricate and make Acoustic containers,they have Steel floors,to avoid the floor raising or warping we plug weld them to the frame underneath before welding the perimeter or uprights by drilling a 5mm through floor and frame then 10-12mm though floor and then weld them together at equal spaces,avoids any lifting or warping when welding up👍(great content as usual 💪)

I leave "time capsules" behind whenver I work on my house. I'll write stuff on the back of drywall, or like in my master bath I put a note inside the wall.

During our bathroom renovation. I did a patch up job on the bottom plate of our wall that had rotted out. Cut out the offending piece, replaced it and nailed it in. Not sure if I'm supposed to waterproof it, line it or anything. It'll probably rot out in 10 years. I just covered the wall back up with new drywall. I left a note on the new piece of wood. "Sorry, I don't really know what I'm doing" lol

This is such a sweet addition. It essentially doubles or triples the size of your house when it's done. To get a large garage like that in a suburban area like where you live is a dream come true. You can usually only get something like that if you're a bit more rural. And the elevator is gonna be awesome. Loving this series, and love you puttin the wife to work. My wife is def. my 2nd set of hands when nobody else is around too, haha. Good times.

To avoid condensation you should insulate the ceiling from above by introducing a separating layer between de soil and the steel plates. Extruded polystyrene foam should do the trick. Nice work, Colin. I'm hooked!

Hope it's not too late as I know you move quickly. But here's a thought that could potentially help your condensation situation. My solution: run PEX (or similar flexible water pipes that are suitably rated) back and forth along the ceiling, above the metal but touching it so that it can be embedded in the concrete. Then, run mildly warm water throughout the pipe. It'll warm up the steel ceiling and prevent it from collecting condensation. The warm water could even be plumbed into your home water heating system in a reflow loop (which is a standard system these days in a lot of places).

Hi Collin, About the condensation; if you lower the relative humidity that’ll help. Yes, I agree, that’s hard to do when you are right next to wet clay. Lovin the tunnel vids!!

You’re definitely on to something. On the second channel there were tons of people saying he’s going to need a pretty good dehumidifier to prevent rust in the future. Especially if it’s going to be housing cars that may have been out in the rain

15:55 Isolated roof would probably help a lot. I've had a job as a machine operator where the machine rode in the back of a truck, and all of them had an isolated roof to prevent condensation from dripping down. (There still was condensation on the walls but that is less troublesome)

You know, it might be a good idea to build a SUMP PUMP somewhere in your tunnels! It could drain any excess water that ingresses into your tunnels. Like in most basements. It could prevent future flooding if the water table rises too much.

I was thinking the same thing, he needs a "basement" for his already subterranean garage. Just a little maintenance closet underneath that can collect all that moisture he's having problems with, as well as any other spills/overflows/whatever he has in the future. Most garages lead outside so if you have issues it's the yard's problem. With this, the garage is the low point so any problems outside will come in.

As someone who's basement has flooded several times I do recommend a sump pump. After it was installed the basement has not flooded since.

If its like my missus, she let me extend the garage so I could have a home gym, then she promptly filled it full of her rubbish and tried to take it over as a storage unit for her! Now I have to move boxes and boxes of rubbish in order to try and have a workout.

Have you thought about a positive input ventilation system to deal with the condensation? Pump in air from the outside which has lower humidity to create positive pressure and force the humid air out of some carefully placed vents? Should keep the condensation out and will also keep it smelling fresher down there as well.
