We lucked out when moving to San Diego in 2012, I happened to pick a home in Carmel Valley. At the time I just liked the area, but over the last 10+ years we learned how centrally located it really is, it takes 20ish min to get just about anywhere in coastal San Diego county. Great schools, tons of shopping and restaurants. We're also in a little cluster of homes that was never built as part of an HOA so we have the best of all things.

Lived in scripps ranch for 3 years and I loved the quiet, homey, community feel and loveee being surrounded by the woods, it feels almost like you’re on secluded land! But now my eye has been on Carmel valley as it’s has a good medium between being more things to do but still not as busy as central San Diego and still gives a homey feel! Love both!

would Rancho PQ be a comparable neighborhood to these two? Also would be interested in hearing your thoughts about the Mission Trails neighborhoods (Tierrasanta, Del Cero, San Carlos).

It would in the sense of housing, family oriented, good schools. It’s surrounded by the Los Peñasquitos preserve and black mountain. so lots of nature! Would love to break down those neighborhoods. Will plan on soon. Not talked about as much, but are some of the best heading out east!

I'd go whichever is closest to Peñasquitos Falls 😜 Would Scripps be warmer since it is inland?

😅 Wish SD would've built more like Greek Mediterranean Rivieras against the hillsides, with alley way cafes and steps, instead of huge, hulking suburbs San Diego has more a Mediterranean landscape and vibe but the suburbs make life feel institutional, like I'm stuck in an endless job or commute 😂

I live in Carmel valley which is technically a smaller part of a town called Poway it’s nice here and the schools are good, go Rb highschool
