As a homeowner preparing to sell, I can attest to the volume of preparation (work) that is required to get a home ready for public showing. The Compass Concierge Program sounds fantastic, and can be of particular benefit to people who are already busy with family and work.

Max, you are absolutely right. Prepping a home for sale is a lot of work, but it's especially daunting if the home has an issue that Retail Buyers just won’t accept, like a broken foundation, mold, asbestos, a bad roof or it simply looks like 1975. Compass, wants to protect their downside risk, so they won’t really spend much money on a house. If you have one of these major problems, they’re not going to be any help and you’ll be forced to sell to an investor or a flipper at a steep discount (20-35%). It's much smarter to have a full home inspection prior to the sale to find out, warts and all, what issues, if any, your home has. Then you can address these BEFORE the sale. Remember, once you’ve accepted an offer on your home, and are in escrow, the Buyer, not you, the Buyer has all the control. So, if they don't like what’s revealed in the inspection reports, they can ask for a $50,000 credit, far more than the actual cost of the repairs, or they can just walk away. So, the Buyer had the Seller over a barrel. The Buyer is forced into the choice ofeither accepting less, or putting the house back on the market. If they put it back on the market, everyone now looks at the house is damaged goods. Why didn't sell? What's wrong with the house? You end up lowering price and excepting far less for the house anyway because the public is afraid of the home. If it needs repairs, always do them up front.
