In our society election's or selection not happening frm last so many years, most of the members are not taking intrest & they don't want to take any post thats why current chairman & secretary holding post from last so many years.... In such case what is the way forward

Are you ready to take the responsibility? If yes how many other members are interested to join you and take responsibility? If not then go to registrar and register complaint. They will arrange election of your society. If no sufficient members come forward, the society will go to the registrar. If your current committee members are maintaining balance sheet, financial & maintenance of the society well and no other members are willing to take responsibility, then let the same committee continue

In our Society there are 187 members and committee size was earlier 9 but 3 committee members have given resignation and hence there number is only 6 and hence kindly advice us whether we can dissolve this committee owing to the fact that they have not in quorum. It has to be 7 member committee.

Then again you complain to registar for not obey the order so then registar will take action . If such things you require proper documentation of proof and then min 51 of total population in your favour to remove committee then just call AGM and discuss the point with proof and ask commeety to give resign and prepare new committee

Sir, all our Society Bearers are associate members. They are elected by members as there were less participants in election. Some of the Original members have proposed them and made them bearers. Now they are messing up all the society work like accounting, notices, monthly meetings, struggling on Redevelopment procedures of the society, at the stage where in we have received multiple notices from BMC. Most of the members are senior citizens so they don't want to take any action. The latest by laws with reference to an associate member, allows to have more power to a person then full time member having property in society, compare to not having a single inch of ownership in society premise. Sir, please suggest the solution, if you have come across to similar situation in other society. appreciate your support.

My wife expired 2 yrs back due to long illness but she had nominated me in society at the time of purchasing the flat but as she was bedridden for 4 yrs so we could not regester the will. Now 6members including defaulters have forcefully formed MC and without any approval from Dy.Reg.office have started operating. Due to negligence of committee we suffered following things. * due to neglience of committee, society's matured FD remaind idle .in April 21 when new committee took charge about 200000 lakhs amount was found idle. Society lost two year's interest (@7.25).+ after renual current rate interest 5.20 pa. This much lose was only because of neglience. 2) society MSEDCL bill was reced for 33 months.commitee took no action to solve problem.in April 21 new commitee requested mseb for isujing bill and the amount was 5024000₹.this is another example of inefficiency of old committee. Only because of negligence society has to pay near about six lakhs rupees. 3) in March 21 ( pandemic situation) on the day of AGM suddenly elections were held without informing society members or registrar . No monthly general meeting with society members is being done. What to do in this case.pl guide in this situation.
