We are planning to move to Bullhead City, hopefully next year. We have relatives in the Phoenix areas and it’s way too hot for me unless I can escape to the water. I’ve been researching all of Arizona and I don’t seem to find any other towns that have homes close to water except in the Western part of Arizona. I would love it if you could do a video on places to live in Arizona that are near a reliable water source. Your videos are well done and very informative.

Ah we recently did a video on Bullhead City actually as well as Lake Havasu City and Yuma, have you seen those ones? All are along the Colorado River. But how reliable is the Colorado river if it is dammed up above Bullhead City? I do not Know. Consistent streams of water can be found in the Verde Valley that is where Cottonwood is located. Prescott has a lot of water.

We have been looking at homes in Bullhead City and Laughlin. I would prefer Laughlin because it is less crowded but there isn’t many homes there so only a few are for sale, but we have to sell our home in California first before we can buy a house. I’m hoping we will be able to find a house that we really like when we get an offer here. I wish I could afford to live on the river but $1.5M is too expensive.

It depends what area you live in, many of these smaller communities have pretty cheap land, moderate taxes outside of tourist areas and the essentials are similar across the region. I'm between Prescott and Flag and housing is fairly cheap while essentials are very similar except fuel which, other than in Ca Az is fairly high. Local taxes can be crazy, especially in Chino Valley, the local tax is close to 9% if I remember correctly.

Every fee we pay is a tax. There are fees for everything now. Also, tipping is way out of control, resist and don't feel like a scumbag, your not. People that beg for tips or expect tips are. I'm not talking about what we're used to, like full service restaurants, I'm talking about, people giving you change expect a tip, screw them.

Planning to move to Green Valley in Pima County. I’m retired (no income wages) and will pay cash for a house in low to mid $200’s, which can be done. From what I’ve seen, property taxes are around $100 a month, HOA could be $0-$300 a month depending on what you buy and where. Social Security is not taxed in AZ but IRA or 401k distributions are but only at 2.5% state tax. That is not bad at all if you’re just taking the minimal distribution. Sales tax is high, so I won’t buy much or buy used on Marketplace and garage sales. Electric bill might be high but I won’t be there in summers. Gas is gas… that price has gone down all around the country. I live in Mexico, am a permanent resident and will go to Mexico in the summers when it’s unbearable in AZ. I’ll drive my Mx plated car to AZ and not worry about registering it there. I’ll go to Nogales for some food shopping, hair cuts, dental and some doctor visits though I do have Medicare in the states. Green Valley is 40 miles to Nogales and 30 miles to Tucson. I believe I can easily live on my SS and IRA distribution or about $3,200 a month (because I will not have rent or mortgage payments.) Great location for me!! Seems ok to me!

Az has a super low state income tax thankfully from gov ducey! This 2.5% state income flat tax kicked in a year early. What is driving up the cost in AZ is housing. California, Washington Oregon residents fleeing those states have helped drive up our housing costs.

Oregon does have state income tax, but not Sales Tax. and their house taxes are high as well. Washington is the no income tax state, but they get ya on pricey homes, sales tax and a long term care tax. Also they added a gas tax as well, so now we are almost paying as much as California.

Yup the whole west coast is expensive, but not as bad as California. Washington has no state income tax, but they have REET (real estate excise tax) that taxes you 1.28% tax on the sales price of your home.

Taxes may be higher than you want but actually taxes have never been lower since trumps tax bill. AZ state tax is only a flat 2.5%. SS not taxed in AZ. We also have low property tax compared to most other states. Florida has insane property taxes and home insurance bills. The biggest problem with the Phoenix area is cost of housing and gas prices.
