If you’re watching because you’re thinking of moving to AZ: PLEASE READ! Do NOT choose a location/home/town/city, etc... until you know where you may be working! Research, visit, explore, rent, and then explore and research more! Soooo many people buy the biggest/best they can afford, then realize that they are in the middle of nowhere...hence the low price. 1) Discover where you will be working. 2) Visit or Rent in that area 3) Find a place nearby that is safe & affordable. Remember, taxes vary by city. Driving will cost time & money(gas). Groceries, utilities, etc. are negligible. 4) Don’t worry about the mini details. There are a lot of available and affordable properties in the Valley. By the way, I live west of PHX, in Peoria. I’m almost a light- year away from San Tan! Do your research!! I’m a 4G AZ native. I prefer certain areas, but it depends on one’s age and agenda. I life in a safe community for families, with great schools. If I were a younger singleton, I would prefer living in Scottsdale or Tempe. It's all relative. There isn’t a “right” answer.🙂 Good Luck! Update: Home prices have gone up considerably from a year ago. Inventory is now limited, but new developments are being built everywhere.

To someone that said having no HOA is not good... I don't know... I guess my neighbors and I respect each other and aren't lazy and keep our lawns up and the freedom of no HOA is worth it. It's not like there a ton of cars on blocks in my neighbors' driveways. And if I want to park my restored old Plymouth Road Runner muscle car in the driveway, they don't care. With an HOA, I would have to garage it. HOAs are horrible, unless you are in a ghetto area, but I don't need to be told to take care of my property. My upbringing did that. I don't need to pay money to someone to tell me to keep my house up.

If you look at our sports facilities after a game and then compare that to a yoga salon after a workout! It costs 12k to clean up a men's sport arena one time; it costs $25 to lightly dust a yoga cntr. Now that's the standard level of destructive behaviors men impose on community infrastructure; hence: HOA!! It's so expensive to clean up the trail of destruction we leave in our wake!! And women are forced to flip that bill, even when they only receive 70% earnings equality!! Being horrible, insincere and dysfunctional toward women brings emotional pollution n stress against the community and domestic relationships. We should pay 20% higher taxes and insurance rates period. We are a liability period no matter how you slice it: it's unfair to everyone else.

One problem, is fast food for two people cost about $21 to $25 dollars. I can go to a real seat down restaurant and pay the same, and have a nice meal. We live in golden valley,AZ just refit the house ( 3br,2saveba, den and mud room, 1608 square ft) $585.o.o with taxes and insurance. We look at the ad's for food, we save about 50% on food. We have hills 360, lake mohave, 20 mins away, the river,gambling. Vegas is only 1 1/2 hours away..auto insurance for 1 car, 1 jeep and a f350 flat bed $96 monthly.we go to the AVI on Thursdays for breakfast, they have 2 for 1 cost about $11.65 FOR TWO, BUFFET, ( IT'S great)

The light rail runs along Main Street and stops at Gilbert Road in Mesa. I live off Gilbert Road, about 1 block south of the light rail and I wasn't happy about it extending into Mesa. I am not rich by any means, and I have no issue with people regardless of their lifestyle or socioeconomic status. However, I have always loved living in Mesa because it has an older, laid-back suburban feel. The old Americana feel is giving way to glass skyscrapers and the light rail. It is starting to feel like a big city here and that is something most of us have always said we did not want in Mesa. I can still remember when there was a huge uproar over the blue neon on the Bank of America building, now we have a light rail and they are knocking down the old buildings and historic homes downtown to put up multi-family housing and night clubs. If I wanted to live in a Metropolitan city, I would have bought a home in Phoenix. I chose Mesa because it was NOT a bustling city. I am not sure why we are now trying to turn it into one.

Was surprised to see how low the average water, electric, & garbage bill is there, especially the water and electric, It's triple that here in Nor-Cal, Looking at moving back there within the next year or less (lived there back in the mid 80's when I was going to school). FYI tell your native Arizonians to calm down about people from CA moving there at least half of us are leaving partly because of the politics and what it's done to CA. So don't freak out

Honestly, my issue with the recent influx of Californians has been their authoritarianism not their liberalism. I don't care whether people are liberal or conservative just as long as they mind their own business and let other people live however they please. Local neighborhood discussion groups have turned decidedly less civilized and the angriest voices all seem to be newly arrived from CA and they hate everything. They hate poor people, they hate the homeless, they hate Mexicans, they hate people who own more than 2 cars and don't park them in the garage, they really hate people who park their cars on the street (seriously, why do Californians hate cars so much??), they hate people who feed stray cats, they hate people who feed birds, they hate pit bulls, and they are absolutely terrified of the "rampant crime" here so they advocate for draconian laws to "clean up Arizona" and make all of these "problem people" go away. I never realized that we needed to "clean up" Arizona or that we should all be terrified to leave our homes because of ... cartels... I guess... But all of a sudden there are a bunch of really irate women from California screaming that we NEED to all get together and demand that the police "do something about this" or we are part of the problem. (For the record, the crime rate is actually much lower than a decade ago) It is stressful having to worry about how everyone else is living all of the time, and then wonder what they think about how I am living. We used to use these forums to help people find lost dogs and ask for handyman recommendations until the new people moved in and informed us all how bad our neighborhoods are. It seems like Californians are moving here because they like our prices, but they hate absolutely everything else about Arizona. I don't live in CA because I value personal freedom and privacy more than conformity and status symbols. I don't want to turn Arizona into a police state with cookie-cutter people who all look and think alike, and all live the same lifestyle. I happen to like Arizona's culture of "live and let live" and its unpretentious attitude (even if that means my neighbors parking their 10 year old cars in their driveways instead of their garages).

These are all really good recommendations. Maybe Benson area too. I know that near where I live there are affordable areas like Heber Overgaard, Snowflake, Concho... I am not sure what most people are looking for. I have been low income most of my life and have found that if you are persistent and resourceful you can live anywhere. Add money to that and the possibilities are endless. Move there/here, you will find something.

Forty-five dollars a month for water???!!! Heck, we pay $45.00 a month for water with ONLY one pine and one palm tree getting watered! We spent nearly $9000.00 on artificial turf to reduce our bill...it didn’t. The local water company upped their rates and we use a LOT less water than we used to. We live in south Orange County, California. Got a “deal” on gas tonight... $3.759 for regular! It’s well over $4.00 here now. Oh, and USAA saves us some money too. Cost of living is obscene here. 🤬🤑🤢

My daughter lives in Ahwatukee. They have a 3,500 sq ft house, yard with grass, a pool and pay $500-600 a month for electric and they keep it at 78. I don't know how your electric bill is so reasonable. Many people in Phoenix Metro pay $300-600 a month for electric. That is the norm unless you live in a high efficiency home. I would never suggest someone to live in a mobile home in the desert heat. I'm sure their ac runs 24/7. People who live in my condo complex on the 2nd story pay $170 a month for electric for 900 sq ft April to October. And the HOA fee is $190 a month. The suburbs all have their monster house on a postage stamp size lot. Average rent in the newer apartmments is $1,600 a month for a 1 bedroom in Phoenix. Half or more of people live in an apartment or condo although rents and mortgages are more reasonable in the suburbs. Do not move here unless you work fairly close to where you live. Do not move here and drive 30 plus miles to your job. You are just making more massive congestion and death from the plethora of wrecks. The freeways are never ending rush hour. I always think at 2 o'clock in the afternoon, is it rush hour already? Actually, please do not move here at all. We're full. Plus after 2 years they're constantly complaining, 'I DIDN'T KNOW IT WAS THIS HOT. Phoenix is known as having the country's highest number of yard sales. That's because people move here a couple of years then get out and usually pick somewhere random to move to. People are rude, extremely aggressive drivers, get out of my way. We are the tops in the worst of everything from many people working low paying call center jobs, packed freeways, crime, illegal immigration, bad schools, child abuse, divorce, domestic violence and police violence. Just don't move here, you'll regret it, it's like rats in a cage.

Marti, you need to spend time in other cities. I live in Chicago for over 50 years and spent a lot of time in AZ. So you have no clue. So if your postage stamp house is 500 for electric per month big deal. You dont have Gas for other appliances. Chicago in the summer, about 275.00 for electric. However my property tax is 1100.00 per month and that doesnt change, well yes it does it goes up. So ya I got u beat just on property tax alone. Crime, well seriously do we need to compare Chi-raq? Congestion, shit how about 45-60 minutes to drive 12 miles. Not to mention all the other shit in Chicago taxes etc... Anytime you want to compare cost of living and other factors between cities, I guarantee you that you will walk away being grateful for where you live.

Update: Queen Creek has a hotel now. We are also getting a Costco which is now being built, another Home Depot, we now have an Aldi grocery store,, many roads have been & are being widened now, & the 24 freeway has been extended. Meridian Rd is under construction, Ocotillo Rd widening is almost completed, lots of new businesses are being built now.

We have solar panels we pay $40 month in electric, and we keep it at 73° all day every day. Solar panels is where it's at! Our water bill is $50 we water everyday. Our mortgage is 1500. Our gas bill was $10.

@@cwstars I was living in a pretty unpopulated area in OR. I guess the standard procedure is to jack up the rate the higher the population numbers get. Plus, factors like how many claims there are in an area are considered. Tucson is also a college town and, yes, drivers here are much more 'aggressive' here than where I was before. San Fran is surely more populated than Pheonix and Tucson combined, I would think, and you may be living in a less densely populated area than the aforementioned areas. Either way, it isn't enough to make me reconsider my move. Tucson is temporary until I make my final decision for location anyway, which will be, yet again, a pretty unpopulated area. Enjoy!

I watched many of your videos, and generally your information is good. However, to say that Chandler is not a desirable place shows a bit of ignorance. It's one of the best run cities in the metroplex, has great industry for jobs and is growing very quickly. I am from NYC, lived in Tempe and NW Chandler for 22 years. The home values are higher, but the schools are better, little to no crime, a lot less of a commute, I don't live near an ongoing construction site - think dust, noise, and NIMBY crap, better amenities closer etc etc. When I see the videos of your backyard, I can tell you, you live in a tract development on tiny lots, probably was super cheap to buy. Your commute into downtown Phoenix is at least an hour on the best days, similar to north Scottsdale, 45 to Tempe, maybe 35 to the employment centers of Chandler. If you like to live in your car, yeah, Queen Creek is the way to go. If you work at home Queen Creek/San Tan Valley wouldn't be bad. Understand one thing, the schools are TERRIBLE out in that area, unless your in the Chandler Unified School District. Cheap yes - kids growing up stupid - check, especially if you are an absentee parent who stuffs a screen in front of your 5 yr old because you can't deal. One thing he did say correctly - libtards from wherever do not come here and ruin the last outposts of the wild west that is Arizona. We are conservative, we have guns, and we like the way we live.

I grew up in SD and recently moved to the Sacramento area. I am so tired of the grind to stay a float so my biggest question is, I have young children 2 and 3 that require daycare. What is the child care price for institutional facilities (not interested in home daycare). Out here we are paying over 1800 a month. Also what is the work like out there, I am in the Tech industry and my wife is in HR.. Lastly, What area of Phoenix is considered the Upper class area and how far is that from the crime areas? thanks

Jane Doe yes thats more like it. I know 2 ac units will or could run more if you use both at same time. But the kw rates are really low compared to other places. I figure a 2300 sqft 2story house with to ac units running at 78ish on a certain electric plan based on what hours you think you will use the most. Should run about 200ish. Maybe if only on a monthly pay plan that you pay same price all year then settle up negative or positive in month 12. I know ca rates are high, and when you need to use it if you dont live next to beach it can be 400-500 for same said house. Its like .17-33 cents a kw in ca

Yeah I keep my air set higher so I’m not over working my unit a maintenance person suggested this to me. I do turn it lower when I have guests staying with me especially when their from CA I used to live in Long Beach before I left CA I didn’t have air back then but since it was near the ocean I used to get a nice breeze. My water bill was cheaper in CA but my other utilities were higher I just can’t fathom living in CA ever again it’s just to crowded and expensive plus I’m more of a desert person when I was younger I used to ride dirt bikes out in Victorville in the summer.

Florence, Gold Canyon and Apache Junction (all Pinal County) give many benefits of living in the Phoenix area, but without the congestion on the roads. Easy access to Phoenix via US60, and home prices generally much cheaper than neighborhoods closer to Phoenix.

Cmon in the summer 3 months 24hrs You have to know it’s only really hot 3 3 and a half months a year we have 8 months a year where it’s really comfortable oct through May is great

We have a 2 storie house with one ac unitwe have solor from solor city witch is now owned by tesla electric bill runs roughly 220 to 120 a month water unfortunately is johnson water so it varies alot

Let's see, about $700-950 every month in California to run the A/C in summer, just at night and on weekends when you're actually home... And on like 75 degrees. Also, $4800 in property taxes for a mediocre cookie-cutter home. Yeah, F California... I don't get what's so great about it? I'm moving to AZ when I retire.

Lori A yes, but he is also about 10 mos old so he is finding his way. He is okay though. Just likes attention and gets bored sometimes when he is hungry
