Two questions about the layout. 1) Are you happy with the “detached” closet or would you somehow have placed it where you can walk into it from the master bedroom. 2) Are you ok with the bathroom being where it is and not between the bedrooms? Was the decision to place it where it is one of cost? I assume it was cheaper to not run as much plumbing?

1) my wife LOVES the one big closet...it makes putting up clothes after laundry a breeze because she doesn't have to go from room to room putting clothes up. The location was well thought out as well because you turn around from the laundry room and go straight into the closet. 2)The bathroom really wasn't placed there because of budget...Just thought that location would suit us best. Because of the openness of the house it makes the bathroom feel off to itself. This isn't our forever home...we have plans of building another slightly larger house on this same property. This house will be office space/place for gatherings and birthday parties and bonus area... Thanks for the questions and thanks for watching!!

I just finished renovating a 1300sqft home build in 64. I got $60k in just the renovation and that is doing everything myself except the roofing, Drywall and Paint. I told my wife that I will never renovate again. Building a new home is cheaper and faster.

like you i have remodel a couple of houses and i moved and set mobile homes for a living for over 25 years of my life and what i learned over the years instead of buy new stuff like that i went to a local habit for humanity what they do is remodels houses for people in need well they also run a store with building metrials yes it might be older items but i used cabinets for making a garage work bench cabinets cost me like 150 bucks where if i would have gone too home depot or lowes the same cabinets would have cost me over 500 bucks not counting the 3/4 inch plywood in all i had just less than 200 bucks but what made it better for me it just made my mother happy she had a work bench in her garadge and plenty of storage space for other things

You mentioned the insurance company wanted to be sure the enclosed portion was only a house and not part house and part garage. Do you know why? Would they not insure it if the house/garage or house/shop were one structure? That's confusing since most homes have a connected garage. I'm sure I'm missing something here! Exactly the same thoughts I had. I’m not sure why that was the case. I didn’t ask why because at the time there was a lot going on with the build and I was just glad ours didn’t fall into that criteria. Thank you and Thanks for watching!!

A few tips. Look at post frame buildings using permacolumns in ground and laminated columns like the ones from Graber Post Buildings in indiana. They use finger jointed plus glued and nailed. They also can make floor trusses roof trusses and other services. Now I am working on my building plans and I have planned to use a different exterior sheeting of Huber ZipR12 giving me an R12 wall before anything else installed. I also am planning bookshelf girts, 2x6 scissor trusses for roof 2x6 purlins in brackets and double trusses. With building sealed fully including the roof, and then adding full thickness Rockwool and if I need more to fill cavities I'll use Rockwool comfort board. And plan on thin plywood with good grade hard wood face vs using gysum board(drywall). My plans are to try to reuse the new furnace from my trailer, and my plans are to add MrCool DIY AC/heat

I absolutely love it. We want to downsize. How many sq. ft. Is in your house please. We live in Wicksburg Alabama. We have a open floor plan also. Our living dining and kitchen is 55 ft. by 28 ft. We have 2 br. and 2 bath. A loft br. And. Full walk out basement. We love our house but to big and 20 acres to take care of. I guess that is one reason I love your so much. I would love the same thing but smaller. No loft no basement.. I know you said but I can't remember what you said the size of your living dining and kitchen area is and the square footage of the whole house is. Good head on your shoulders and a great family.
