The big problem is that states themselves aren't distributing the rental and mortgage assistance. Billions of dollars are sitting in state coffers already set to go to landlords, they just aren't transferring the money. This is intentional, so now hedge funds will move in and buy everything up.

Most small landlords (2-3-4 properties) will be reasonable for a while. But 15-18 mo of the tenant paying nothing is a joke. Its called a squatter. Those landlords worked hard to buy those properties. Thats diff than a Wall St firm or hedge fund who owns 1000 properties.

It's a loss for both and unfortunately everyone is taking advantage of this crisis I'm speaking of Miami some people working through the pandemic but decided they were not going to pay rent and save there money and the landlords waiting to evict the squatters and sometimes the squatters have more rights than the landlords 🤷‍♀️ Screwed all the way around so now the real victims will be out on the street 1, 2020, to July 1, 2021, a total of 9,983 evictions have been filed in Miami-Dade, according to the Miami-Dade County Clerk of the Courts. During that same period, a total of 4,409 writs of possession - the final step in the eviction process that gives residents 24 hours to vacate the premises - have also been issued 🤦‍♀️

Because a lot of these unemployed people think that flipping burgers is beneath them. It's too "demeaning." Meanwhile before the pandemic these same people wanted to be able to live off these no-skill jobs. The local McDonald's is paying $14 per hour with a $1000 sign-on bonus. The problem is for almost two years the government incentivized people to stay home. Before, the only way to get unemployment is if you were laid off or fired due to no fault of your own. Then, when the pandemic started all you had to do was tell the unemployment office that you can't work because of health concerns, and you were literally handed $1000 a week (included extra "assistance" money). Why go to work when you can get $1000 a week and you don't even have to worry about paying rent (for the time being)? Now all these people are dealing with the fallout of realizing the good times wouldn't last forever.

They got behind on the rent,not because they didnt pay,but because their income was cut in half,leaving them to pay what they could,when they could,and still survive. For one of the four families the rent was raised back in March, because the landlord speculated on getting what he was owed from state allocated funds. For millions its a case of eating ,keeping the lights on ,or paying the rent. As far as I can tell there was no moritorium on utilities, and no cap on fuel and food prices. @@gmeztubenation "I bet you can't own a home because you're ignorant so you're envious of landlords" classy. They provide a service that could be provided by community housing, the state, mutual aid endeavours etc. It just blows my mind that people defend the concept of landlordism, as if people born into wealth deserve to be able to live off just.. owning assets that other people live in, and that it's fine that at a whim they should be allowed to make their tenants homeless, when they perform the bare minimum of tasks required, generally even sourcing the work to letting agents. Banks are buying out housing en masse as investments and pricing people out of the market, forcing them into unaffordable rents and with the inability to accumulate enough wealth to even think about a deposit on a mortgage. Most people do not want to rent. There is a housing crisis. Mainly because large asset owners want to expand their portfolios and buying to rent is just one of the easiest ways to make cash.

@selofane4658 3 жыл бұрын
@@gmeztubenation That's true, small landlords are much more vulnerable than large landlords. They are still part of the problem, though, even if they are slightly less bad than businesses. And I think the moratorium was a bandaid policy, really there needed to be more financial assistance to struggling renters, which would have helped both renters and small landlords. Making people homeless is bad for everyone (except landlords' bottom line). As for fixing the housing crisis, I'd love for something like Red Vienna in Austria, that worked pretty well.

My sister's wages got cut by 75% during the pandemic and because she was not completely laid off unemployment benefits were minimal. Her mortgage company still wanted to be paid. They don't care if you don't have the money as soon as they could request back payments they were calling. @@TheLazyass111 Consider the fact that not every landlord is a huge company with multiple properties. My landlord is an old retired couple who bought the property over 10 years ago. I've lived here for 7 of those 10 years. I live in a community that has gotten safer and been cleaned up, when I moved in it wasn't great. HOWEVER, the last time rent had been raised was 2 years ago, and that's because the tax rate on the property went up. My landlord even told me when the pandemic started that if I were laid off or had trouble making the rent, to call him and we could make arrangements. I was laid off during the height of the pandemic for about a month, but I still continued to fully pay my rent because I had the money to do so. Would I have loved to taken my unemployment (including the extra $600 in "assistance" the government was handing out) and spent it on things I wanted? Sure, who wouldn't. But I knew that sooner or later I'd have to pay back whatever I couldn't pay during the eviction moratorium so I decided to just continue paying as usual to prevent any future problems. While I agree there are some scummy landlords / corporations who exploit people (especially in major cities), it's not the case for most properties outside of big cities. When you rent a property, you are agreeing to pay a certain amount each month for a predetermined period of time (lease). If you refuse to abide by your agreement, you can be evicted. You AGREED to this. This is why people need to read the fine print. I'd never sign an agreement which stipulates that rent can be raised without warning or another signing of a lease. I do not feel bad for people who agree to something, then take advantage of a bad situation to avoid having to pay their bills. I understand that people can be laid off, as I was, and that times can be tough. But only a true idiot would think you'd be able to live almost a year rent-free and not have to pay any of that money back, and continue to live in the same place. And then these people have the nerve to rail on about how bad landlords are, even though their kids have to eat too.

I don't know where I'm going to go from here or what's going to happen but God put it on my heart to this. I never told anyone this story and as I'm typing it in I realize yes some of this is my fault and that's what I get for being naive..I don't feel sorry for myself because tonight I'm ok in a warm hotel room but there are some who will freeze to death and b hungry. And videos could very well be in that situation too. . I can tell you that I definitely didn't DESERVE this ... I'm good ppl. But I know better than you and I've no better than somebody that's outside right now I just pray that whoever reads this is well enough to pray for me because some days I can't do it anymore. I always give change to people off the highway and help someone broke down. Offer a ride or just . You got to love that I've given out I've never gotten a quarter of that back but even that doesn't matter I still want to be helpful hopefully change of perspective cuz I was someone that make good money huh nice place nicee clothes nice car a good job... to leave my cash app at the very bottom but really don't expect anything but honestly have nothing more to lose.... if someone wants to throw a little blessing a and prayer my way that would be cool $7785murrmurr

@@Joel-wx7zk Your way of thinking is exactly the problem. Renters overcharging way above market value and demanding unreasonable payments from struggling people. Instead of doing the right thing and potentially making some short-term accommodations to pay less so everyone is happy, this happens. Now you are left with streets filled with tens of thousands of newly angry homeless people who now hate landlords. Do you have even the tiniest idea of what that is going to lead to? Your foresight is as small as your brain. And yes, most landlords got a ton of tax breaks and rebates.

@@LaFonteCheVi Yeah no the didn't, and what's going to happen is the same thing as always. The market will correct itself, even now most rural area are seeing a booming rental economy, even in cities as people begin to shift and move around and landlord are choosing to leave their rental units empty since it's better to just pay the mortgage on your own that deal with nonpayment and damages from a renter. So rental supplies will dwindle while while rental prices increases. Same things occured in SF and NYC when they tried to regulate rent costs. And now both places has some of the most expensive average rent compared to the rest of the country.

Yes, there are and will always be "welfare queens", but if you really take the time to really look and understand society around you - there are way less abusers of social service nets than honest people in need/ Either way... our social service funding accounts for less than 1% of GDP, hardly worth worrying about when you consider our spending on war technology - over 15% of GDP. If we can so easily, and without question, afford to kill people, we can handle helping people (even if there are a few grifters in there). Just sayin'.

"Landlords need to eat too" is one of the worst talking point I've heard in a long time. As a landlord myself (I live in Canada and only have the 1 tenant), I know firsthand that putting an appartment on rental is nothing more than an investment (and a low-yielding one too). The thing is, most investments aren't risk-free, whereas most landlords seem to think the opposite and that the gov't should guarantee their investments through the legal system. I don't know of any other income class where if you don't get your returns you get to call the cops to get it. If you absolutely need the income stream that's coming straight from your tenant's pocket to pay all of your bills, than I'm afraid you've made yourself exposed to a level of risk that's too high.

In Massachusetts laws are so tenant-friendly that it's downright scary to rent out since all it takes is to keep punching holes in window screens to avoid evictions for non-payment, for years on end even; called the "free rent trick". Evictions are also very expensive and stressful ordeals in MA, at least for a mom and pop landlord (which I used to be). It's all about balance in regards to the matter of Landlord/Tenant.

This is all such a gray area. I have been both a renter and landlord. I have been a renter living paycheck to paycheck and my family lost our business and home in the past. I wouldnt wish that on my enemies. So financial crisis is nothing new to me. More recently, I had renters. We checked in with them early to see if there is anything we can do if something came up for them. My wife and I believe in doing what we can for others. People helped my family in crisis, I wanted to pass it on. Luckily they were doing okay, in fact, they moved to find a bigger place. With that said, as a renter, I could see how scary it is to be evicted and have it affect ur credit terribly when it is not ur fault. Hardwork and honesty doesnt always pay. Also, most people are willing to make it up later if possible. At the same time, as a landlord, there would be just no way I would have been able to keep up 2 mortgages. Sure we could share the burden but that seem unfair although much more of a community idea. This reminds me of a class from Kellogg business school I took in negotiations. Both parties could make arrangements that benefit both while also avoiding having to waste money on going to court...
