No closets. Why the big hallway? Remove the door into the kitchen. Put a split sliding door in the dining area to access porch.

There ARE closets of course! The video showcases the house and decor. And if you looked at the whole video, you would see the glass doors on the closet. But please don’t insult the designer of the home. They are designers and that means they CAN and will design what you like. It does tell you it IS a small home. Bigger home, bigger money. Less is always more when decorating and this is perfect!

Very nice especially the accent walls. Though, I would have to swap out one of those showers for a tub. There is nothing more relaxing than soaking in a nice, hot tub of bubbles reading your book or in just scented candlelight, laying back listening to cool soft relaxing music like what is playing now or opera’s greatest hits. “Calgon, take me away!”

While a toilet and trash can sit a couple of feet away?! No thanks! I can only do that if the bathroom has a water closet. If I want to relax in a pool of water, it will be my own hot tub or pool--no toilets or trash in sight.

Just lovely. If it were my home, I would change the kitchen door to a pocket door. This way, there would be no obstruction to view the television or scenery yet the door could be closed.

Nice layout! I'd delete the door to the kitchen, though, or install a pocket door. Also, I'd push the wall in master bath out and make it flush with the bedrooms on either side of it to allow for a tub/shower combo. And I'd steal a little space from somewhere and do the same in the guest bath. The laundry room has great storage. I don't like all in one washer dryer units, so I'd want separate appliances. There's enough room in that laundry for that. I'd add more storage in there as well. Other than those tweaks, this is a super nice home. Amended comment: I'd actually love to see that porch wrap around the entire home! And built-in closets and other storage would be far more desirable in this plan. I see space for built in storage/shelving in the living room and corridor. Otherwise, that space is wasted.

Impeccable layout and design of this house!!! I saw a lot of affordable usage of materials used. Didn't understand door for kitchen and felt more storage in kitchen and bedrooms could have been utilized better however even with that perfection for me. Everything included and Great space design!

The house is super attractive and has a very excellent outdoor space for entertaining. Managing to have three bedrooms and two baths in such a small footprint is amazing! If it were my house, I would tweak a few things. I would delete the kitchen door from the living room to make the space more open. I would make the laundry room do double duty as a pantry because it's super convenient and there's room. I would also add a garage or carport. Where I live, that is an absolute necessity. I'll bet all that can be done without adding too much cost because the only real expense is the carport. I'd love this little house! 😊

I love this house! The layout is perfect, I wish my kitchen had a open counter and a door like this, when my kids all were little 😜. The shower tile is probably my favorite, for color and design. This little house is simply perfect! Thank you for sharing.

This is the best layout of a house of this square footage. It is a little under 1200sq ft. This is what I am looking for right now for a retirement home. I particularly love the covered porches and especially the fireplace porch. I would like that screened in for summer eating and I could pass thru some food through the kitchen window if it had a shelf under the window for people that are on the porch. I can see myself and my husband in this home in our later years. There is not much room for storage. Perhaps a pull down ladder for attic storage would work. This home is simple but has all the necessary rooms as a larger home would have. I like the barbeque right outside the kitchen under a covered welcoming space. So relaxing. At first I thought the kitchen door was not necessary, but if you have dogs or young grandchildren you can keep them from being under foot by closing the door. A pocket door would be better I think, but they can be costly. The small work kitchen is not like most designs these days with open kitchens, sometimes that gets too crowded while you are cooking and people get in the way. A cook can have their own privacy making a birthday cake and it would really be a surprise. While the kitchen is enclosed it is not cut off from talking to people that are at the counter or the dining table. Love the dining area that can see the large screen tv. We are constantly watching tv so this speaks to us in volumes. It is a small house so you don't have to walk around so much and makes it more affordable to build. As for more storage, there are beds with drawers under the beds on both sides instead of a dresser. The only thing I would change is a walk-in tub in the master bath. As for tile that is always optional I would prefer white, but this is a concept and when you build you pick out your fixtures, appliances and paint colors. I would like to know how much this would cost to build.

I love this home! I lived in a tiny home for just short of 13 years and I loved it. I never wanted to leave. Unfortunately, it was in the backyard of a person who died and the property was sold. The new owner refused to let me stay, sadly. But, that's not what this post is about. The design for this home is very well thought out. It's light and airy and everything makes sense. Except that kitchen door, LOL. Why? You have a pass-through on one wall, so it isn't as though the door will keep cooking smells, or smoke (heaven forbid) out of the rest of the home, so why bother with a door? It's more of a nuisance than anything else. One of those bedrooms would definitely become my craft room!

My favorite parts are the porches and the big windows!! That sold me. My least favorite is the tile in the bathrooms. But, I would still live there because I love the layout and everything else about it. It just needs an attached garage perhaps in the back connected maybe through the laundry room? But, it's a great place.

Great design. I think you’re clever to leave space options for things like dishwashers and separate washer dryer appliances. I’m hearing that the single combined washer dryer units are not all they’re cracked up to be. Love the ample windows that contribute to the airiness of the overall design. I’d live in a greenhouse if it were feasible.

I’ve actually been looking for plans to build a home. I like everything about this house except, once again, the way the front entrance opens straight into the sitting room. I live in Canada and entrances like this just don’t work in the winter. When you have guests over there is no place to take off snow boots nor anywhere to leave them while the snow melts off them not to mention the blast of freezing air that hits anyone already sitting right there. I won’t even get into the heavy coats, hats, mittens and scarves that people have to take off.

Extend the front porch to include area on the other side of laundry, move the door off the kitchen down next to laundry so no wasted space, make the upper kitchen cabinets come down further & deeper as they’re set high, but not deep enough to hold a plates. I don’t believe I would separate the laundry and kitchen but do a large stackable W&D, two tall cabinets beside them to hold hamper and cleaning soaps,etc and one for brooms, vacuums, mops,dusters, etc. a fold out ironing board & swing out hanging rack to hang clothes on end wall next to appliances ironing board across from them. Pantry and maybe a small desk area, too. Two showers both are very pretty but sometimes a tub soak is beneficial for sore muscles and many ladies really prefer them. Those are the only things that would drive me nuts after a while. Everything else perfect and beautiful. I preserve,can, sew, write, paint, illustrates, knit, crochet, make jewelry, garden, and do photography, so maybe those who are not in the kitchen as much and don’t use standard size plates this would be perfect.

Agree with all your points. The kitchen is an awkward layout as it is. Also, that door between the kitchen and LR needs to either go or become a pocket door. Personally, I would wrap the front porch around to join with the side porch. Also, the corridor is huge compared to the bedrooms.

Lovely layout. However, no coat closet for coats and boots and shoes when you enter straight into the living room. And I guess the only place to put grocery storage, cans, pasta, cereal, that kitchen aid mixer, is beside the washer in those cabinets? I’m used to living small, so I could adjust. This is one of the better layouts I’ve seen. I’m not too sure about a fireplace on my wooden porch. I would probably burn the house down!
