So today was my first day inspecting a crawl space since I had my elbow surgery. We have had quite a bit of rain here in the past few days. The houses were surrounded by standing water, and the crawl space was full of standing water! Temperature was thirty something degrees, and getting soaking wet, well that has made for a chilly day so far!

I’m an HVAC installer, I need to move out to Tennessee so I can crawl In one of your crawlspaces! Nobody up where I’m at has a nice clean crawl. Most of them look like this one in the video! Hard to run a line set in a soaking wet crawl. Love your videos!

Most people won't have their house on the market during these times. They put them on the market in the spring time so the flowers are blooming, the sun is shining, and the house drainage problems are sleeping.

I know it's been 5 years but was there a follow up video, before/after. Also, I visited your website and so glad you now service the N. Carolina area. You will be getting a call from me. This is for anyone; I've watched several of Tanners videos and see hot water tanks in the crawl space. Me personally I've never saw this but a recent visit by our plumber said it could be relocated there. We are thinking tankless, due to side and efficiency. Has anyone had their hot water tank relocated?

This project never did go through. Not sure whatever became of it. I was in NC in March of 2023, personally training a privately owned company there. The owner is very meticulous.

Is it best to direct water away from the house before it gets there instead of a French drain & sump in the crawl space?

Yes. But must be performed correctly. Almost every job I have ever posted, already had exterior drainage in place.

This is what my crawl space looks like. The water table keeps rising because of the rising Lake Michigan water level. I'm just trying to educate myself on my options. I appreciate that you went inside. It's hard for me to imagine how a French drain and a sump pump are going to do anything in my situation since the entire yard is under 6 inches to a foot of water. The water is actually over the access door to the crawl space.

Are those homes on city sewer ? If not how does the septic systems work? That land will not perk .

No. They are all in the county, and on septic. It is not a good situation that's for sure.

06:00 You ain't crazy... You got sense... cuz you ARE THE BEST... I KNOW home owners appreciate what you do... (or they BETTER)... I've had foundation/plumber people come out... remove the crawl space door... take a peek... and give their estimate... I run them off cuz they REFUSE to go into the crawl space... Gotta go thru several people before I find someone with YOUR kind of commitment... 08:24 'Let's get to work'... LOVE IT!!!

WOW I have an older home and it floods under my house. However I don't have this much water under my home. I have a sump pump. I cant believe a new home owner is stuck with such a mess. That goes to show that not all new homes are great. All that new construction and then to see whats under the house....sad..

Why do you replace all the insulation in-between the floor joists instead of insulating the foundation walls and rim joists?

Why would you insulate the foundation walls and rim joists, instead of insulating between all the floor joists? I have been tracking temperatures inside more than 200 homes and crawl spaces consistently, since 2008. If you want to maintain temps inside your living quarters, do what you see me doing. If you are into fads, do what you questioned me about, and see how much additional square footage you end up heating come winter. Don't take my word for it though! There's a lot of people that don't, that end up wishing they did. But hey, if I knew what I was doing, I'd make videos of every single project, and show the world. I recently bought a house and now I found alot of standing water in crawl space I have pumped that water many times but it comes again especially when it rains and now I have put waterproof concrete in half of crawl space and no water is coming up from the concrete but rest of the crawl space is full of water what will be your suggestion about putting concrete in crawl space ?

I have only seen it cause tremendous problems, due to it actually keeping water in the crawl space longer. I will comment below with a link as to what needs done...

Hey Tanner, I have just come accross the same problem under our new place in Michigan. about 6-8 inches of standing water ontop of plastic sheeting which was on top of clay. after you drained all that water out what did you do to dry out the space? Mine has all sorts of mounds and dips and since its water logged clay I cannot work or dig in there. Any recommendations on how to dry it out? My first thoughts are to cover it in a layer of topsoil or fill dirt to absorb the moisture... cheers and great video, it was like watching a first hand video of when i went in to mine!!!

You will have to pump the water out, then dig your basin hole, get your sump pump set, and discharge line ran outside, and then do the rest of everything you see me doing here kzbin.info/www/bejne/h6TbaXyfhb2KhLc

No I did not. Not sure what they did. It needed all kinds of outside dirt work as well.

@@TannerFlowers in this instance would you have recommended an exterior drain to try to protect the foundation in lieu of or possibly in addition to an interior crawlspace drain. Seemed like an awful lot of water basically house was in a lake.

No. I never advise exterior drains, unless it is during a new construction, and is installed properly, below the footer. I would have performed some outside dirt work, and then stuck to the recipe on the inside. I never change anything. And our finished results are better than anything you will ever be able to find. There's reason for that. It's not by chance.

It's a hard riddle to solve sometimes. What have you done so far to correct the issue? Are your gutters directing water away from your home as they should be? That's usually the first place to start in identifying water problems.

I figured some issues recently but been watching ur channel over a year. I have an iron drain line one elbow rusted through causing a drip. The cast iron line is run along the ground could have more rust. When rains though it really picks up under there to. Just watched ur french drain video I will look into gutters and it rains a lot were I'm at.

@@doitalldavey8788 creating the french drain system properly, and leading that into a basin (which would then be the deepest point), will give the water a place to fall into. Then your sump pump will discharge and water collected within the basin, to outside, and away from your home.

Do you do work in madisonville TN or can you recommend someone in my area. My ground doesn’t perk and after heavy rain we get standing water. We have a lot of moisture even with out heavy rain.

@@TannerFlowers sometime during the week gonna put a French drain all around the 4 walls. The water was stagnant 😷 the woman lives on a canal, her crawlspace is 5 feet high which makes things easier

😂 I thought my crawlspace was bad. It has about 6in of standing water through about 30% of the crawlspace. Going to be doing tile drains and sump pump

Yes. The footer trenches are typically always the lowest points in the surrounding area of the home. Water will always make its way into those lowest points. Depending on ground water levels, positive pressure within the ground can push water up, but in most situations, it is drainage water, making its way through the ground, that we cannot ever see, and it gets trapped into these low points, until it is removed, or has had time to settle back into the earth.

Not only is this ground water, it is in a high humidity state, i.e. Southern states, open vents allows humidity in a cooler crawl space can actually make condensation drip 24/7 , 365 days equals what you see in this video plus the ground water. Not sure if this home is on a septic system or not but if so,it will fail too within time. Shame on this city or county for allowing a builder to develop this swamp land.

It is not a requirement. But, it would benefit you. Floors, ceilings, and exterior walls of the home, should be insulated for maximum heating and cooling efficiency inside the actual "living quarters" of your home.

@@TannerFlowers my electric bill barely hits 200 and that's in February typically. The good side is enough heat in the crawl space and my pipes never freeze, though I suppose one could just insulate them too.

My house would not be a candidate for encapsulation without spending a lot of money otherwise to keep water out. I have an exterior sump and french drain that I did and 2 more sumps under the house because my backyard was sloped by imbeciles who sloped everything at the house. If it comes a downpour, all 3 pumps will run moving like 110 GPM's and standing water will still accumulate. As soon as the rain stops, the puddles will drain very quickly.

Slab is worse if you don't build it up high enough and concrete will suck water up to the surface. My garage does it all the time, have to run dehumidifier to dry it.
