Those of you that are saying tear down and start over, there are a number of reasons for not doing that. One big one is what is considered a renovation vs new construction for tax purposes. A renovation is not taxed as high as new construction. Most instances it only takes 3 of the existing walls to be left in order for it to be a renovation. Essentially being a "new" home but with original elements. From the snip-it of design they showed, this is what they're doing. Stripping everything down to studs and starting over without COMPLETELY tearing out it will save them thousands in the long run. I've been renovating clapped out old properties for 20 years. This is how I'd do it. I'm part of the "they're on the right track" group. Good luck Eric and Allison!

Many states allow you to consider it a renovation as long as one wall remains. But essentially, it is a tear down, just not for tax/legal purposes.

As someone who has done some construction, I'd raze those things to the ground and build a new home. By the time you get done fixing them there isn't going to be much left anyway. You guys have 2 RVs to live in while the work is being done. Do it right.

I absolutely agree. You are better to start with a brand new structure, with new plumbing, electrics and so on. Otherwise you are going to have another Clementine, in house form.

OK...Some helpful observations you may want to consider. I hope they are helpful. *Wear long sleeve s and pants to reduce bites, stings, and plants like poison ivy or thorns. *Wear eye protection please. *Please get some hornet and wasp spray. Those cans spray quite a distance so you can kill them without getting stung. But please don't kill the honey bees if you have any. Just the hornets, yellow jackets, and wasps. *Dig a temporary pit for burning stuff then burry it when done. *At night, keep your shoes in a closed tote so you can avoid a nasty bite or Sting in the morning while putting your shoes back on. *In future, raise chickens 🐔 for eggs plus they eat scorpions and spiders and lots of creepy crawlies on your property.

Heads up💕 if Clementine is parked there too, make sure you drive her (not just run the engine) a few times a week to do a creatures shakeup. Also, southern vanlifer tip, ants love eating electrical in cars. We had to replace our van computer because it was full of ants 😆🚐 🐜🐜 So excited for your project!🎉💕

Good thing to keep in mind! We've been checking and moving her often to make sure she stays bug-free...we had a sneaky mouse pop in one night and now we're super paranoid about everything! We heard that ants also love the electrical components in pump-houses and they'll fry your connections. What rude little critters 🐜

The only tip I’ll give is to remember to build storage into the house- this is the thing I see most people forget when they are building. For the things you use most often, build a place where they will go. Pantry’s, closets, cupboards, garages, toolsheds etc. Think about how you’ll live in the house and what you’ll do from day to day. I’m really excited for you guys, it’s an absolutely beautiful property and I have a way better feeling about this than the RV! I can tell you’ve already poured a ton of love and research into this project.

Be careful of so many windows or large windows. They will increase the chance of leaks, water damage and mold. Despite many choices of energy efficient windows out there, they will definitely cause increased heating and energy costs in the Texas heat which may overwhelm your HVAC plans or blow up you energy bills. Also, lots of windows also mean more risk of sun damage and fading of floors and furniture. If you do go with your original plan, make sure windows are installed well with lots of sealing and flashing to keep out moisture, proper sills with caulking and proper roof drainage. Also consider permanent or roll down shades to block sun. Do expect that hardwood floors will fade so will have to be resufaced or replaced sooner than you want.

also, you only think you want that much light. A solid wall of light can be blinding requiring complicated shading, and it plays havoc with the heating cooling.

We defintiely love that'll it'd open up the ground level, but after having a loft for 5 years in San Francisco and one in Clementine, we were really hoping to upgrade to a ground-level bed. Our knees just aren't what they used to be, haha! It is a great thought though. We'll see what we do 🤪 And yep! We sent off samples as soon as we closed on the property and everything came back clean 🙌

Those snakes multiply quickly and get pretty large. I had them in the attic of a house. After I saw one about 8 feet long go up the outside wall into the attic I never slept very well again in that house. But they are harmless, and great at keeping mice out.

Mirrors make a space feel bigger too. Especially if you put them across from windows. Put a nice framed mirror across from the window and it will open up and then you can see the view even when you’re facing away from it. It will feel like you have a view on both sides of the house.

Hammer heads will fly off if the wooden handle gets too dry. Just put the head back on the handle and let it soak in a bucket of water for about 24 hours. As a safety drive a nail or screw in the end of the handle. Should be good to go. Love watching you guys.

Snakes smell there way around. So they follow the path of old snakes. Use old fashion mothballs in all dirt around house. Preferably ground up to Mike in the dirt. They leave and all mice and anything else leaves because of smell.
