Chennai corporation la house tax 14000/year , drainage connection charges 45000, then drainage and water charges 300rs/month, these all compulsory have to pay to corporation. and painting charges 10k including material.. plumber, electrician, charges for one day in Chennai is 1200rs/each, plus material charges. then sweeper charges 1500/month. almost 50,000 we paying as charges. 8000 rent means we will get 86,000/year.. after all charges we will get only 36,000/year !!!!! after 5years they spoil the house so renovation for civil work take min 5lakhs !! so we are facing loss.. compared to rural because of charges in city corporation !!! so house owners better u keep your house locked. that will be good for us..

I faced all issues plus my tenant who is an advocate refused to vacate our house filed a case and spent rs60000 for the eviction process. Better not to buy any property for rental purposes. He stayed in our house with no agreement after giving the notice to vacate. Finally, it took 13 months to evict him. We won't charge anything extra from any tenant. we will give them EB card and login details to the tenant itself.

Your calculation for your whole house property not for the rented portion of house.. don't play with tenants with your words . 8000 rent means approximately 450 to 600 sq feet. What is the electrical work required for each tenants change.. Don't be a arrogant house owner .

Don't build house for rental purpose. Renting house is not going to give you even minimum return. Only nuisance. Instead buy the land in safe area and hold it for 10 Years to get a decent return.

A house of 80lakhs, emi around 60k, but rent is only 20k, and we have to pay income tax, property tax, water tax, drainage tax, eb deposit. And house appreciation is only 2-3% whereas FD is giving 6%
