@ibrahimeletu9535 , to build 4 bedroom duplex depends on your tast , you can use 200m , you can spend 100m, you can also spend 300m , but averagely with 80 to 90m you can do 4 bedroom.

Hello Sir. How are you Sir? Option A. The entire living room space is 7.25x6.25m. Arranged like this. Main lounge 6.25x4.21m VIP lounge or Bar space 3x2.75m. Dining 3.5x3m Total 45sqm. Option B Lounge 6x5m Dining 3.6x3m. Total 40.8sqm Sir please these two living rooms which one is luxurious? Which one would require more land space? Which option is best?

All the surrounding houses are like that too. It's bad but that's the reality in Lagos. If you remove those setbacks, what will remain? 🤷♂️

That is just creating a possible future problem for themselves... especially with the way the state is going in relationship to property building planning approval. It's just creating a reason and excuse for those Town planners to come knocking one today telling them they wanna demolish the building. One thing that is for sure is that this building plan had not being registered or approved, bcuz if it was, it would not have been approved as a result of the little distance of the setbacks.

I have 6 plots (600sqm each) of land for sale at Adron Homes Treasure Park and Gardens (Capetown) phase 3. I also have 1 plot (500sqm), for sale at Rehoboth park and Gardens (Bridge Estate) Lekki also inside Adron Homes Estate. I am open to reasonable offers.
