I heard oil wells drilling started next to Harvest in Argyle which is opposite of pecan square..could you share your thoughts in regards to it.

@@chrisdaniel2759 😂😂 that’s funny. It’s actually buyers who ran up debt and don’t qualify. Go ahead and contact a bunch of mortgage brokers. The loans they are writing are heloc’s to bail people out of consumer debt they ran up. They can’t get their financing done to purchase. That’s the issue we are seeing. Sorry to disappoint. We are FSBO, priced very well and have interested buyers because of that .. they just don’t qualify.

@@byronnlangley we are priced very well. Even as a FSBO we have good traffic. We have interested buyers. Sadly, they end up not qualifying and have to back out. We are seeing a lot of that in speaking to other agents and contacting mortgage brokers. The bulk of loans being written are heloc’s to bail out the consumer debt many ran up.

I love Drees homes! It sounds like you may not be casting a wide enough net if you're not getting many qualified buyers. There are plenty out there!

Can you please make a video on Northwest ISD and Argyle ISD? Thinking to buy new construction in Pecan Square, Northlake! I have 7 months old kid, I want to think in terms of is northwest ISD is decent or good to have my son put in elementary school after few years? Please give some more inputs on northwest ISD! 🙏

It depends on where in Pecan. I heard they have their own elementary school. Middle school is building and will finish in a year or so. High school maybe in northwest. It won’t be at Byron or Argyle. I know this area cuz I live right across. If you buy on this side of 35 free way, the school is better. Tax is lower too. This lady didn’t mention Northlake property tax is high.

@@purvakmistry2128 pecan square has its own A rated elementary school. The middle school and high school are currently being built. NWISD knows how to handle growth. Argyle is having major growing pains and currently fighting over the build of a second high school.

Between the two, Argyle ISD is definitely superior. Northwest ISD isn't terrible, 40% of their students score above average but with Argyle ISD 100% of their students score above average.

It's interesting that you should mention that because when I use the Denton County tax estimator, Northlake in Denton County within Northwest ISD has a 1.57 tax rate. That is not what I would consider to be a high tax rate. Comparatively speaking some cities in Dallas County have as high as a 3.3% tax rate. Now add in muds and pids and you could see that go up pretty quickly but Northlake in and of itself is not all that bad!

Hi! Great question! The first thing that comes to mind is they are in Rockwall ISD and I love that. Spending 400k to get into a highly rated school is nothing to sneeze at. They currently show 10 active listings and of those 10, 8 have lowered their prices. The past six sales show a median sales price of $492,000. Some sellers have been accepting prices as low as 90% of the list price so that's nice!
