Bought a MI Homes new built home in Ohio in 2023. Terrible quality and corners cut. Zero pride in workmanship evidenced by shoddy paint jobs, two car garage that you have to pull the car out of the garage for the passenger to get into the car. A full size pickup truck fits in the garage with only an inch or two to spare. Why did we buy such a bad place? Location location location.

First. North Fort Worth will dominate DFW. Look at the Warehouses moving in next to the biggest directship cargo airport in the south region that pushing Aviation autonomous delivery and using the warehouses like Target Walmart and Amazon to win. Also the BSNF railroad taking from ports and delivering at the airport. This will take all the $$$ and those living will benefit living in the area with them building Alliance town center.

Dont you use a closing attorney? Title search? Not the realtor push the contract? By the way this listing agent is representing the buyer as well? Who she represent? People do not negotiate anymore. I just listened to the an over appraisal issue. The commission is still 6.

This is not a new material. This has been used for YEARS! We realtors can educate our clients. I refuse to sell a few neighborhoods here in metro Atlanta as they have this type of sheathing. (it should be outlawed, truly). I will not take listings in these neighborhoods or sell them to buyers. Too many uneducated realtors out there selling this crap. These houses have higher energy costs. Most National builders and some regional builders use this crap. It's just ridiculous that they use this crap.

DFW homes were priced too high for buyers that had the cash in the higher 1m-1.5m+ range and the mobility to pick and choose where to go last 3-6 months. High ask plus high taxes, found better deals elsewhere that had already adjusted to the market. I've looked back at many homes I considered but were too high, they've dropped $150k lower after sitting on the market but I already moved on and went with another city and state. Sellers always think their home is the best on the block, and are always lagging behind the market in price by several months, first offer is usually the best offer!

If they can pass increased costs to the buyer would they also discount and pass any savings if material prices go down? Normandy is fairly a large builder & should have good forecasting on costs. They should also be able to buy in bulk and in advance to lock in thier material pricing.

Thermo ply is pure garbage made from recycled garbage. Who in their right mind would think it’s a good idea to wrap your house in cardboard/ paper?! It’s cheap because it’s cheap crap. The only ones that benefit from this cheap garbage is the builder, not the home buyers. It’s never installed correctly, the tape is always peeling back off if it was even applied correctly in the first place. Modern construction homes are pure crap anymore & this is just one of the reasons.

@@brianhill8974Many times I do. I will have to be more intentional about that. It is impossible to quote an accurate monthly payment with taxes and insurance. Insurance quotes vary widely depending on the coverage you select. Property taxes are even worse. It depends on your county, your city, your school district and whether or not the community the buyer selects is in a pid. I would have far more frustrated viewers if I tried to convey accuracy while including taxes plus insurance. Also, you have to remember, many, many people do not include taxes and insurance in their monthly payment. They opt to make those payments separately. Really, the most (and only) data driven accurate information I can provide is the mortgage amount. I will be more diligent in communicating that distinction!

The amount of money they save with that cheap “cardboard” sheathing is TRIVIAL (literally in the hundreds of dollars) compared to OSB or plywood, the price difference for thing like the ZIP system can be a couple thousand dollars (really nothing in the cost of the house). You wanna see another example of cheap? Go into some of these “custom” homes in Dallas/FW and pull open the kitchen cabinets. I bet less than 1/2 or maybe 1/3 have actual joinery construction. Talk about sad, 3 million in a house and the builder saved a couple grand on cheap cabinets.

@@WendyPannell Nope the sheathing and cabinets alike are the same time requirement. It's all about money spent per house multiplied by 100's of houses. Saving a grand a house isn't much unless the builder is DR Horton or other production builders who build them en-mass. An acquaintance of mine builds FINE homes in the DFW area, from Quality Entry Level to full on Custom Mansions. I talk with him about stuff like this a-lot. If you want an ethical, honest builder in the DFW area..... I can hook you up 😎

Mortgage rate cuts beyond what has already been factored in for the FED cutting rates next meeting will be irrelevant in bringing back buyers in masses. People are lucky to have a job at this point and aren’t receiving wage increases to even come close to countering inflation. The FED likes to indicate their soft landing is working and inflation is being tamed but every working American knows that’s BS when they go to the market and struggle to pay their necessary living expenses. Delinquencies are up and household savings are at all time lows. We’re not battling basic real estate economics either at this point. Look at Denton and Tarrant counties and the exposed CAD and ISD corruption. You should really look up Mitch Vexler if you haven’t already. He has done and continues to do excellent work exposing and fighting the CAD corruption and his lawsuits are gaining serious momentum.

That’s a great question. I spend around 8-10 hours researching every video I create. I always make sure there are numerous sources to support an opinion but for the sake of brevity I typically include limited direct quotes. What would you prefer as a scholarly source? I’m not sure lower rates will get the market going. Builders have been giving away low rates, yet builder inventory is still stacking up. Just don’t think it’s a rate thing. I think buyers have exited the market for many reasons. Home prices still sitting higher than they want and many assuming prices will crash to 2019 (you tackled that in a recent video. Not going to happen)

Great feedback. I think this is an excellent point to explore. Will there be a difference if rates are universally low to all buyers and all home types vs. reduced rates offered by new construction. What is the ratio between reduced rates offered by builders as compared to the market as a whole. We could also explore migration and return to the office rates. What is the volume of sales where there is no new construction compared to sales volume in the exurbs. New construction is abundant but it is not accessible to all. Does inaccessibility contribute to reduced rates not being utilized as one might expect. There’s so much to unpack there. I would really enjoy digging into this and making a video about it!

Can't believe the mortgage/title fiasco we had today. We had used cash 6 months ago to deposit into our account and then wire to Highland Homes for earnest money to start the build. This caused grief for the underwriter cause they can't source cash. The only acceptalbe work around was to receive a $5,000 gift from a family member to be wired directly to the title company. I had received the "cash to closing" statement that my wife and I had to docuisign, I noticed the amount was lower than what we had been told. I called the Titlle company to confirm the amount needed. They confirmed, we set up the wire transfers and cashier's check. Go to closing to sign the "wet" docs, asked the rep to confirm all funds had been received. Confirmed. Later in the afternoon I get a call they missed a document for me to sign. It was a simple gap in employment letter, but it was holding up funding. Singed, get a notification of congrats you are funded. AT 4:15 in the afternoon, the mortgage guy calls to tells me we are unfunded because we are $5,000 short. Turns out a MISTAKE had been made on the paperwork. My issue is not the additional $5K, had that budgeted, it is with the mortgage/title people ineptitude in making that kind of mistake and having us jump through hoops, getting another cashier's check and we having to deliver it on their schedule. I am at the point of, you can keep the house. But also have to wonder after signing and notarizing all those legal document with the wrong amounts if we have some legal recourse. Not bragging but we have excellent credit, prepared to put 20% down and been dealing with a total clown show. How do we know at this point, after we pay the $5K there won't be another issue? Worst financing experience ever!!

Why the worry? It’s going to happen to the NEW homes in time. Since the price explosion in the last couple of years the bottom end builders are probably selling more. More than likely they skimped even more on the foundation and lot prep so expect more problems. As far as every Texas home; yeah probably not a lie UNLESS you build on limestone or paid for a higher end builder to build with piers. Drainage is also a big deal, controlling your water is important. That being said, we looked at a home for sale that had foundation issues in a neighborhood that was on limestone, BUT the fill dirt shifted and the house had settlement.

Some believe every home in Texas either has or will have foundation problems (barring superior construction). I disagree. Foundation problems run by the neighborhood soil type and by the builder. It is not universal to Dallas.
