The cause of damp is not always obvious, but with an inquisitive mind and a bit of elbow grease the source can usually be identified. Always expect the unexpected.

Skirts off, remove the plaster behind them al low as you can get the get rid of the wicking I’d imagine.

@@martinw245 the property has already got a couple of these but there’s no cross flow as all the other floors are concrete so there’s no adequate ventilation and I assume, no way to get adequate ventilation passively. When I wrote this comment I hadn’t dealt with this but now I have. For this property, assuming cross flow isn’t possible I would probably install some humidity sensors under the floor as they’re pretty cheap and also an active ventilation system to promote air flow especially in the corner where the cross flow ventilation would be lacking. Good point though. Stop the moisture path and promote ventilation as clearly the humidity levels are high and that’s the source of the problem.
