我曾遇到不誠實業主一直拖延，直到簽約前才交出一份評估為F的EPC，最後只好終止買賣，令我白白損失了1700英鎊。 現在又給另一賣家拖延，另我錯過了stamp duty holidays也算，但賣家仍一直拖到遙遥無期，這情況，我該怎樣做? 想請教，如賣家一直拖延，坐地起價，或改变主意唔賣，買家可否向賣家追討律師費同Property survey費用？🙏

英國很多county都接受BNO visa香港人以Airbnb臨時住址報尚有學位的學校, 但已超額要排隊等的學校學位即要用permanent地址報。所以可先向心儀學校的council查詢是否接受Airbnb地址, 可以的話先在該區租Airbnb入咗間offsted good的學校讀住先, 再慢慢等心儀學校附近有屋再搬過去開始排隊。

Hi, 我經歴是個個都寫No Chain, 但真實情況是「不是」。 屋主賣樓後才找樓。然後 no chain 變為4 chains ... 最後不單是過了30/6 的stamp duty 沒有連30/9 都沒有成功。剛才講其中一個便是我親身經驗。

其實唔係介紹所謂有Chant and No 的問題而係英國的樓宇買賣在法律上是很複雜性所以律師方面所化的時間性比較長久加上英人做事手法根本就是唔赶慢條斯理咁。至於老伯如何都是借口 连本土人买屋都一头烟咁

There are differences between chain free and chain completed. Chain completed is referring to the seller has already found the property they need to buy on. If that property is chain free, then the chain is completed.

@@DancercCan I send you something to review. Following a meeting with my landscape architect she put forward a community led landscape scheme for the five houses I intend to build. Co living has been a success promoting likeminded renters come together to share a better experience but I was very interested to gather other opinions to potentially building houses that promoted community living. Is this plausible or even suit five unknown families from HK to bond or support each other in migration and transition to life in new environments

英國買屋真係無奇不有 令人都癲，seller同佢嘅律師都各有自己問題，seller唔得閒聯絡佢律師 到佢得閒又聯絡唔到佢律師 到佢得閒又聯絡到佢律師但又遲遲唔肯exchange contract，一時話嗰日completion date 一時又話邊日至係completion date……咁都俾佢哋拖拖拉拉咗5個月，問返seller到低佢想唔想賣，佢又話想賣………………天荒地老

聽完咁多故仔， 結論是何時收樓只有望天打掛，簽了合約都無保障。最不可思議係第11分鐘的個案，簽了合約仲可以加價，合約精神何在？在美洲每一個買賣合約簽了後雙方就要根據合約的時間和價錢交收，不受樓市價格升降、買方要賣樓或是賣方要搵下一個物業的影響，沒有chain 的煩惱。

You are not legally bind to exchange contract in the uk. So you can back away and change the terms until the day of exchange of contract (which happens 2 weeks before completion roughly)
