I got sucked into attending a timeshare presentation in Las Vegas, back in 2008. We were offered $280 just to attend. It was the most incredible marketing operation that I have ever seen in my life. The professionalism, the set up, everything was just so well executed. And people were signing up! I couldn't believe it! Eventually, after a painstaking process, the plethora of sales people gave up on us and we received our check for $280. As a young man I cleared blocked sewers for a living. I dug trenches by hand, and I painted two story houses with nothing more than a few brushes, a couple of buckets and a ladder. The $280 that we "earned" in Las Vegas was by far and away the hardest cash that I've ever earned in my life.

My husband and I once agreed to attend a time share presentation, to which they are offering show tickets, because we knew they would drive us there, and weren't we lucky that the van was coming in ten minutes. The location was a half block away from our hotel. We walked into the lobby where everyone was lining up to fill out forms, declared the lobby "Beautiful!" and walked right out the front declaring we needed some air. Saved 20 bucks on cab fair from Fremont St, didn't care about the show.

I went to a Direct Buy presentation and it was the same way. It was so obvious it was a scam; I was actually entertained by the presentation. People however were happily spending up to ten thousand dollars on a membership just to order from their catalogue. They would start at ten grand and negotiate down from there. It was unbelievable pressure, but I didn't want the membership even if it was free.

Ramsey subscriber here. He promoted Timeshare Exit Team and the ads were disclosed as ads. Then the Timeshare companies allegedly sued Timeshare Exit Team so many times that they were drowning in legal fees and could no longer afford the commercials on the Ramsey Show. Dave believed they were helping people though, and continued to promote them pro-bono. Dave declared war on the timeshare companies and they started harassing him. They hired a reporter to ambush him at a hotel for a hit piece. I wouldn't be surprised if the timeshare companies are paying the people who are suing Dave to get him off their back.

I used to sell these "products" thirty years ago when I was a poor graduate student, so trust me when I say this. DON'T BUY A TIMESHARE. Easiest way to get out of a presentation if you have already showed up is to say that (1) I don't vacation; (2) I don't have any money to vacation; and (3) even if you were giving it away, I would not sign up. Take your free gifts and then get out of Dodge. Fact is, even if they were giving them away for free, it is still a bad deal for most people. The annual maintenance fees keep going up forever and ever, and the exchange system usually does not work out, even if you plan out months ahead. It is a scam from which you can possibly never escape.

Thanks! As well, I took a tip from someone I knew about selling timeshares. I forget the company now, but I only did it for a couple of months before realizing that those "90-minute" presentations that people agree to attend are much much longer and pressure-filled. I quickly realized that the whole thing was essentially all but a scam. Of the handful of people that I've known that have had them, not one was happy. Agree with you, DO NOT BUY A TIMESHARE! I would even say DO NOT BOTHER SIGNING UP FOR THE FREE WEEKEND or whatever they offer. It's not worth the time, hassle, pressure, etc.

They lived in Northern VA at the time. They have traded their week at their time share for other timeshares all over the world and have been to Scotland, Italy, Greece, Hawaii ( in January ), and all over the Caribbean and Virgin Islands. They actually retired to Myrtle Beach a few years back and built a new home and now that condo there is just used to trade for other time share owners weeks all over the world. So it works out for them and they more then go their money's worth. They just got back from their 3rd cruise already this year also and it's still the 1st week of March so that shows how much they love to travel.

I did a similar tactic when I bought an RV recently. So I pretended to call my wife. I told the salesman " my wife said the price must come down. She says we can get a better deal elsewhere. After an hour I felt my husband wavering and I said that I was done and wanted my $100.00. Of course they tried to get me to stay but I was so done and told them so. I insisted. Many of those who bought into a contract didn't read them and didn't know earlier contracts froze membership fees at age 65 and we were only supposed to freeze the fees if someone called and complained. I suggest everyone knows their contract. If we brought someone to court to collect back fees and they actually showed up, we would try and make a deal before the case went before a judge. We purchased a Hilton Grand Vacations time share at the Sea World location in Orlando back in 2010. We got rid of it in the fall of 2022. Here's the story: By the time we paid it off, it probably cost us around $10,500 or so. We had "Points" every other year which would be worth about a week's time in Orlando. All in all, we generally used those points about 6 times, plus took a two week trip with the bonus points we got at sale... Fees: On the no points years, our maintenance fees were about $285, on the Points years, they were $900 plus, so if you add those two together and normalize it, maintenance fees averages about $600 a year and remember we could only stay every other year. So here's the math: $10500 Buy in + $600 a year for 13 years = $18,300 for roughly 6 or 7 weeks (averaging 5 nights NOT 7) staying here and there at various locations. Now, back when we bought, you could get a room at a nice place for around $125 a night, now it's $300... Ultimately: Let's say we stayed a total of 38 nights from 2010 to 2022... At $18,300, that comes out to $481 per night!! We agonized over trying to get rid of it. We ALMOST went with one of those "Get out of your timeshare" services, but decided they were all scams... I emailed Hilton and they have a department that allows you to surrender your timeshare back to them and they will pay you "Market Value" for it. The process takes around 6 months... They paid me $915 for it! Read that again, We paid $18,300 for just about 38 nights of stay over 12 years ($481 per night)... Hilton was happy to take it back so they could resell it. They told me the "Market Value" was $915... NEVER EVER AGAIN!

Under no circumstances does he recommend even having a credit card, much less using it even for emergencies. 2) Dave doesn't take into account people's interest rates. Dave uses a method of debt payment called the "debt snowball" which involves listing your debts from smallest to largest and paying them off in that order. Interest rates hardly ever come up if at all. 3) Dave's show focuses on the personal behavior of his callers, not the mathematical path that led them to their situation. In fact he regularly tells people they don't have a math problem, they have a "you problem". Steve's characterization of the average call is almost completely foreign to the show. So the time share company was paying the Media Group for the ad time AND paying Ramsey to promote them. It would be like Fox News charging Budweiser for ad time and Budweiser paying Tucker Carlson directly to promote them. But I'm not a lawyer, a show host or a company. One time my wife and I were in gatlinburg with our motorhome. I’m sure this is right up Steve’s alley already 😂. We were buying tickets for activities there that week. One activity my wife wanted was sold out. Just so happens a time share consultants booth was directly beside us and overheard. He said if we go to the meeting thingy for his time share, we’d get all the activities we wanted, plus the one sold out, for “free”. Well, reluctantly, I agreed to it for my wife bc she wanted said ticket. So we go. In the middle of their little presentation, I gotta call from my insurance agent pertaining to a possible issue with my trucking businesses insurance. So I got up to walk out, leaving my wife to listen to them, and the despicable SOB of a snake oil salesman called me out and scolded me like a child, telling me I couldn’t leave. I tried to refrain from being any more intrusive so I quickly said it’s a business call that I had to take. @mannys9130 Жыл бұрын
Congrats on getting out of debt! Just keep in mind that Ramsey is wrong about 2 things: First, SOME debt is GOOD debt. Second, credit cards are a fantastic tool that everyone should be using at all times. Debt is a leveraging tool which is very good when used correctly. Buying stuff cash money is fine in the "nothing held over my head" aspect, but you free up a bunch of cash flow by borrowing the loan and making small payments over time at a low interest rate. You can use that remaining cash for investing in growing ventures instead. If you do it incorrectly such as say, going and buying a crappy car at 25% interest for an 80 month loan and paying $5,000 over book value, yeah that's not good at all. But mortgages, reasonable car loans, and student loans are good debts that leverage credit, empower you, and strengthen your credit score big time. As far as credit cards...they are the bomb diggity. The best cards give you big rewards and have no annual fee. You pay nothing to use them. What you do is charge the purchase to the CC and then immediately transfer the payment from your checking account to the CC statement and you pay it off right away. Boom, no interest. No balance reported at closing so low utilization rate. You get the cashback/points/miles rewards though! It's like have a 1-10% coupon for EVERY SINGLE THING that you buy! Who wouldn't jump on that deal?! So when do CCs go bad? That's when people charge a purchase that they don't already have cash for, and let the balance carry over past the statement close date so they get charged interest. Say a dummy with a $1,000 limit CC that charges 25% interest goes and buys a $750 washing machine. They don't pay it off in full right away, so the balance carries over. They get slammed with $187.50 in interest charges and their utilization is reported to credit bureaus at 75% and their FICO takes a huge hit and drops a bunch of points... That's horrible. The $750 washer becomes almost $950. If they make the minimum payment next month, it gets WORSE!!! That is what Ramsey means when he says CCs are bad decisions. The best way to do the above scenario if the person can't pay the $750 in full is to charge it to a new card that has a promotional 0% interest. The compromise way is to charge it to the lowest interest card available and pay a lump sum right away that's as much as they can afford and keep paying toward it until the last minute before the statement closing date. That way the interest is as minimal as possible, and then pay it off completely next month.

I hope Dave Ramsey comes out of this okay. His advice really helps me when the chips were down. A little correction: Ramsey doesn't advise using credit cards in an emergency. He suggests building an emergency fund ($1000 at first, them more later) and getting rid of credit cards completely (debt cards are ok).
@jamespulver3890 Жыл бұрын
I'd advise most people to never use a debit card - ATM card fine, but debit cards are all sorts of risk you don't have with credit cards (mostly due to laws sucking I guess). If someone steals your card and it's a debit card heres what happens: 1) you have 48 hours to figure it out and call and get it locked, or your potentially on the hook - depends on if your bank is feeling nice or not. 2) all that money is gone and you can bounce checks or auto payments and can't get cash out of the ATMs till the investigation is over and refunded, if you're eligible. 3) You can't do a chargeback if a company rips you off. (have to check on your bank rules, and can be as little as 48 hrs). 4) Every hold like at a gas pump locks up that money in your checking account - hope you have hundreds to thousands sitting there just to manage the holds. 5) All that money in the checking account isn't getting a decent interest rate either. 6) No benefits like travel insurance, warranty extension, theft coverage, cashback or points, etc etc. Not saying you *should* have a credit card or not, but if you shop online or use gas pumps, I don't want to risk my money with a debit card.
@Ziegfried82 Жыл бұрын
@@jamespulver3890 debit card is terrible overall I agree. Many banks do have features you can utilize though for example the one debit card I have is completely locked for all transactions other than deposits. If you are worried about spending too much on a credit card just get one with an extremely low credit limit like $1000. I do agree with Ramsey to have an emergency fund and ideally it should be able to cover 6 months expenses. I am also big on having gold/silver for emergencies as an investor..5 to 10%. For some reason Ramsey doesn't like gold but loves real estate. IMO real estate is far weaker than mutual funds, stocks, etc. Takes a lot more work and yields far lower percentages overall.

Also, we are pretty happy with our timeshare and have had it for over 20 years. But, we didn't get it thru some high pressure sales tactics. Ultimately it isn't a great deal, but it isn't a terrible deal. Basically it is just a scheme that guarantees us a vacation at a nice spot in a certain window of time....at a discount (e.g. 50-100% discount from comparable hotels or B&Bs).

The savings part is very good and recommended, but the debit usage isn't my favorite way of doing it. The problem with a fraudulent debit charge is that your money is gone and you have to fight to get it back. With a credit card, you dispute the charge and don't have to pay it. Generally speaking, you don't get any points or anything on debit cards either. I use one credit card for pretty much everything (gas, groceries, etc) and then pay it in full at the end of the month. Since I'm not carrying a balance, there is no interest charge - and I still get a couple hundred dollars in cash-back every year.

I've heard multiple stories about people being pressured into buying a time share. The companies have closers that don't take no for an answer, it's like a boiler room situation.
For those who aren't aware one of the hidden financial hooks in timeshares are the upkeep & association fees. When first presented these are often at time-sensitive/artificial discounts. Arranged or negotiated to be at a low price point while selling the majority of the "shares." (Basically like a reduction on rent per month for your first year lease.) Then those fees take a major hike. Add in the usually high annual storefront price hikes and a ten year timeshare cost isn't anywhere near as affordable as it looked going in. Next after a few years painting, roofing, sewer line, boiler, etc. maintenance projects come along. These are not part of the straight fees but part of upkeep and thus increase those costs. Just like your lakeside cabin except you personally have no input on negotiating the work done or their costs. Meanwhile all cost increases have been affecting more meaningful things in your life like orthodontia for your children, their college funds, or even care for your aging beloved pooch. All things we think we have accounted for in our budgeting but still pinch at pay out time. Hope this helps someone out there.

For those who don’t know, Timeshare Exit Team was a fabulous company that did help thousands of people get out their timeshares. The reason they went out of business is the timeshare industry, Diamond Resorts along with a complicit AG in Washington State in particular, had sued them into oblivion. They were not able to spend the time needed and finance fighting the lawsuits and continue to do business at the same time. The optimal phrase here is "could help". He never said they would 100% be able to help. It is like if you are behind or owe a lot on your taxes, there are companies out there that claim the can help. They do not say they WILL help only that they will TRY. Same goes for any company addressing the timeshare mess people get themselves into. Most of this is being done by accounts and lawyers. There reason to say they can help is so they make money. And they will over it as a service but they can not fix it 100% or the time.

In the early 1980's I used to follow all of the NO MONEY DOWN real estate guru's, One of the guru's used to sell small pieces of land in Hawaii and told people now you can write off your vacations to Hawaii because you own a piece of land there. If I remember right, it was Dave Del Dotto that promoted that scheme. I went to a timeshare sales pitch in Cabo San Lucas the place was beautiful and pricey. I just wanted the two bottles of Jose Cuervo for listening, but I remember it was a really high-pressure sales pitch.

So the 17 plaintiffs are claiming they lost about 9 million dollars each on what? Fees they paid to Timeshare Exit Team? As I understand it, they only charge if they get you out of the contract, and the fees couldn't possibly be that high. The credit card companies know that most people tend to impulse purchase when they have the card in their hand. people sign up just for the rewards points or whatever, but end up carrying a balance. If they don’t carry a balance often times they’ve spent more than they would have otherwise, so the credit card company still makes money. That’s what they bank on. Just use a debit card.

The biggest problem with time shares are the service fees. They are akin to “Home Owner Association Fees” and it’s supposed to be under the control of the owners but the developer ends up being in control until they sell out all the units. Conveniently, for them, they never seem to be able to “sell out” and remain in control of the fees forever. Then they continually vote to increase the fees, locking you into exorbitant fees , even after you have paid off the principle. I determined this very early after I made the mistake of buying one. I just quit paying anything, after several years of harassing letters and increasing bills, they foreclosed. None of it was ever showed on my credit report. I don’t recommend this tactic as it may be that not all timeshare companies neglect to report to credit agencies. Mine didn’t, and I consider myself lucky. And by the way, I never, ever used the stupid thing. I learned my lesson, DON’T BUY A TIMESHARE.
