I really recommend using an ac in your building. I have had a same style wooden building in my previous yard/home where I kept my reptiles. The roof was made up from 10cm pir insulation and the walls 9cm of Rockwool. And it still got very very hot in the summer when the ac was off. When the outside temp was towards the 35c for several days it would get 30c inside the room. Insulation does help but when there are several very hot days it still gets very hot inside. You will not prevent this with ventilation. The same goes for cold days outside. It is different than a brick house. It takes a much longer time before the inside of your house is heated up because you have air between your outside and your inside wall. Your new garden room doesn't have this. Heating with an airconditioning is four times cheaper than with an oil filled radiator. The initial expense of buying an airconditioner is a lot higher but it will pay itself back in the long run. And you don't run the risk that the room will get to warm if you put the airconditioner on the automatic mode. Also a very good mechanical ventilation is a pro. I did not install it so the stagnant air after a while would become very smelly and damp.

Another tip, my experience with such a building in the yard is that I got a lot of insects and specially wild spiders inside. At one time they really infested the place and pooped everywhere. So plug all holes and make sure there is no gap around the door.

Also, very interesting to see the rubber roof; don't think we had anything like that in my day. We did have "membrane" roofs (the bank I worked in had one), but... not rubber. Felt is a must here in the states. First we have to put the felt the put on the rubber or asphalt shingles on top depending on what kind of roof you're doing. So in the states it's double protected. It's a mandatory thing that has to be done to pass inspection. And for rubber roofs like this one we have to use a torch to melt the rubber down not glue. Either way it looks great.

I can’t believe it has only taken seven days to get to this stage, do the builders know roughly when the work will be completed? They have worked their butts off no tea drinking, biscuit dunking, smoking builders, they probably take breaks but not an all day one, sadly the bad ones cast a shadow over the good ones sometimes! I’m getting excited for the inside work, you are going to have an amazing time organising every enclosure, my husband did explain that the building isn’t mine, but hey I am precariously enjoying your excitement! ❤❤❤

I’ve never heard of a rubber roof. To the best of my knowledge, they aren’t used in the USA. I’m really intrigued by this. There are roofs in the USA that are guaranteed for the life of the owner. I’m not sure that it would hold up in our weather, hail storms, high winds (blowing debris), etc. I’m fascinated.
