I love this episode. I've always wanted to have my own design/build firm. What is the easiest and most affordable way to get the knowledge required for getting your GC license? I know community colleges do offer GC classes but are there any online resources or classes?

If someone else delayed him, then yes he could submit a change for compensable delays. Very touchy issue. Experience will teach you how much time a particular project will take. Profit margins can be tight, so it's paramount to determine an accurate construction schedule during your design stage. Nail down your subs time, and your time on each phase. Study it, review with past projects, add a little extra, and then use it. Updated each week, stay the course. Develop an as-built schedule. Now, if someone is holding you up that's out of your control, document it. If it's your fault, live and learn from it.

Hey guys, I find that the design in the build part is the easy part. What I don't understand is how to get paid for it. Does anybody take a retainer like a lawyer. For example if someone calls you and they want to come in and talk to you, do you give him the time of day before they give you a $5000 retainer? I would appreciate some insight here

I'm curious as to the reasoning behind the project extension referenced and him losing 3 months of the payment for the lead carpenter. I would imagine this was a delay that was self-inflicted and you couldn't have reasonably gone back for a change order?
