If the roaches or smells for the apartment are actively happening in the game, you should be able to then select and delete them (with the tool-mod). That's what I've done when I dont want those issues in one of the needs-work apartments. Just figured I'd share that tip 🙃

You have to paint your platform under platform trims. So if you go the wall build tool, click on platform trims…all your various options are there.
