Back in the day, when I purchased my first home to live-in; that was Miami in the early 1990s, first mortgages with rates of 8 to 9% and 9% to 10% were typical. People will have to accept the possibility that we won't ever return to 3%. If sellers must sell, home prices will have to decline, and lower evaluations will follow. Pretty sure I'm not alone in my chain of thoughts.

If anything, it'll get worse. Very soon, affordable housing will no longer be affordable. So anything anyone want to do, I will advise they do it now because the prices today will look like dips tomorrow. Until the Fed clamps down even further, I think we're going to see hysteria due to rampant inflation. You can't halfway rip the band-aid off.

I suggest you offset your real estate and get into stocks, A recession as bad it can be, provides good buying opportunities in the markets if you’re careful and it can also create volatility giving great short time buy and sell opportunities too. Home prices will come down eventually, but for now; get your money (as much as you can) out of the housing market and get into the financial markets or gold. The new mortgage rates are crazy, add to that the recession and the fact that mortgage guidelines are getting more difficult. Home prices will need to fall by a minimum of 40% (more like 50%) before the market normalizes. If you are in cross roads or need sincere advise on the best moves to take now its best you seek an independent advisor who knows about the financial markets.

This problem is widespread in the west ever since the 1980s when governments deregulated the banking system and the cash flowed. Double income households helped bid up the price of housing and if you didn’t get in early you were stuffed. Governments were told to get out of providing housing to low income groups who now live in tents. Time for some big changes.

It is strange that we commonly measure inflation by consumer prices only while ignoring asset inflation and tax increases. If we take prices of everything into account then QE would be inflationary when stocks and bonds rise. Even if we assume that most people don't own assets and only buy stuff to stay alive, consumer and asset inflation overlap in home prices which lead to the current situation in most western societies, you mentioned. Back to the drawing board.

The interesting part is that a 7% mortgage rate is not really all that bad. The fact that it makes housing unaffordable illustrates just how much housing prices have outstripped income levels. New housing is nothing like it was in the past. I've lived in mature neighborhoods where there were lots of smaller houses. Today, developers focus on building large expensive houses in order to maximize profits. Building truly "affordable housing" has become obsolete.

In Ontario, Canada, houses selling for under $1 million are considered starter homes. Rents, in towns and cities of over 200,000, are so high that young people are sharing apartments with strangers in order to be able to afford shelter (living 5-6 in 2-3 bedroom apartments). A few months ago, our intelligence services submitted a report to our government, warning of social unrest in the coming 5 years or so due to high costs of living and especially high costs of housing. The report assesses that the majority of Canadian youth will never own a home of their own.

If workers have no incentive to work hard to save for house they will do the bare minimum to get by and look to the government to feed them.

In 1993 my wife and i purchased a modest house in Atlanta for $82K. A starter home. Last year it sold for %675K. Improvements have been made over the years but it’s still a ranch. Yikes. Why anyone who is under 40 would vote for candidates in the two major parties is pretty amazing since both seem more interested in sending American dollars to Israel, Ukraine and Taiwan, and of course the military corporations. Biden is a walking corpse and Trump’s America First morphed into Israel First. RFKJr is just as terrible when it comes to Israel. Maybe it really is all about the Benjamin’s.

Ever increasing economic rent applied to households, is the reason why most are getting poorer. We see from history rentier oligarchs always go this way. Monopolies & Banks generate the biggest rents. You will own nothing & be very very unhappy.

America never went home after WW2. Illegal War after War after War, these cost Money. This is expected from a nation, like the US, that believes their national security depends on bullying and interfering with other nations. I live in SAfrica, have affordable shelter and am not starving. Shows you that NOT wasting money on useless, violent, evil, ancient and corrupt politicians, selected by money, rather than people, supported be an overrrated and a hugely expensive destructive military force can be a precondition for living a normal life.

the lack of democracy limits effective responce to armed rebellion. 'vote the rascals out only works when some party are not rascals too.' democracy has many virtues, but when a nation is peopled by slaves, there can be no democracy.
