Great for you and the renters. When we arrived in Canada from Germany we had a terrible time finding an apartment to rent. Fortunately a lady trusted us, we painted the apartment plus my husband who was a Mister Tischler built a new kitchen for her. She gave us 1 months free rent. It was a win win for both of us. So thank you for doing the same for your renters. Now back to Italy, onwards and upwards. Good Luck to you and your family, enjoy the journey.

Smart move to rent out your home in France. Just hope they keep their end of the bargain with maintaining the property. The garden alone is a bear to maintain. I would give them a visit in six months to see their progress.

If the tenants do a good work with plastering and painting, it will be a win-win. If not, you don't loose much because you had to do it anyway. The house with big garden will be great value for the young couple. I wish everything works out for the best! But I don't think you could sit still that long and would be up and down fixing and rebuilding. Sounds terrific being back in Italy. We had our trip to Italy planned but it was cancelled last minute, my husband had to have emergency surgery. He is ok now and we are planning to go back asap. Enjoy your time there. Xo

From an ex landlord, please make sure you get a property manager involved to make sure your lovely home is well taken care of. Not all tenants are good tenants. I hope everything works out for you ok 🙏

Def a risk. The presbytery in our village (just down the road) was let to tenants on a long-term let. It took two years to get them out after they had paid zero rent and run up utility bills. Long-term letting in France is definitely high risk....the law is on the side of tenants, not landlords.

If that house was in Australia you wouldn’t be allowed to rent it out in that condition. It would have a HIA order slapped on it. Very strict here with rental property minimum standards even though we are in a rental crisis with lack of housing & sky rocketing rents.

You've got pretty much zero recourse, and it's extremely hard to evict. It can take years to get them out, and you can be €1,000s out of pocket plus dealing with the damage they've left. The law is absolutely on the side of tenants in France. It's strongly advised to go through an agency and take out assurance loyer impayé - the insurance conditions usually require agency vetting, etc.

The law is on the side of the tenants in most developed countries, but France still has some Napoleonic laws! It makes sense to take the time to talk to the people and find out about their work situation and so on. The insurance policies are a huge scam, they are prohibitively expensive and accept almost no candidates that don't have perfect references and haven't changes jobs in 10 years; fine in Paris but elsewhere a disaster. If people don't pay in villages with any sense of community, they don't end up staying long...
