Bro, you forgot to mention that letting agencies don't ask for any fees, they take their commission from landlord but they are not allowed to take money from tenants.

What you are saying about is absolutely correct. While I was doing viewing for rooms, Some students were living in property without any contract which I found quite risky. However incase of Amber student, they might be good but they were asking Uk based guarantor. I didn't have one, so they suggested to get via some website. Thus my overall budget was increasing. Due to grace of God, I booked a room via self search & got everything with it except the bedsheets & pilows, which can be manageable. This landlord made a contract without any Uk based guarantor & without any reference.

I think letting agency is also worst specially kindly do not believe ‘rentlondon’ agency they are the worst. I have so many issues at my current place, but they never respond well. Overall, London has become worst day by day. 2 years ago it was far better now due to inflation and all people try to make money in everything. Sorry to hear about this 😢

Bro after my graduation for 3 months I had to stay with a private landlord like you and it was a pain man....I had to move out from that place cause I got a full time job in a different city The contract was shady the landlord was shady ..he lied about him being Pakistani pretended to be Scottish if I had known he was Pakistani I wouldn't have taken a flat from him So even when I had left after a mere 3 months he made me pay for the place until I didn't find a replacement for the flat...I tried to find a replacement that brought other people to take up but he was not allowing them by making shitty excuses I eventually paid for additional 3 months and got fed up and stopped paying and gave up on my deposit too of 650£ 😭😭 It was fucking bad experience...
