The suit in the movies are both real suits and CGI some of the suits are CGI and some of the are real

Some are real, like the scene in iron Man 2 where Tony's suit eeboots after being thrown in the fire place, the part where he looks around is all practical effects

Well, actually since everything blew up it gives them plenty of room for a new story. Plus the thing in his chest didn't power the suit, just kept shrapnel away from his heart. If you want to argue this, Brody wears the suits but he doesn't have the thing in his chest.

theres two. one to power the suit and one to power his body pretty much. i realized that because if hes wearing a shirt then it would block some of the light but when he puts the suit on it is very bright. thats also why other people can use his suit

I truly believe Tony Stark will return only as a supporting role in the next Avengers film.

At the least in the comics he finds his way becoming a part of the Guardians of the Galaxy. They are making a GotG movie and I fully expect him to join them at some point (though probably not in its first movie).

They are definitely props used in the film, although they would not be the armor that Tony Stark (Robert Downey Jr) actually wore, or the stunt actors....or someone else in iron man 3 ;)

The problem isn't mechanical, but electrical. Currently there is no power source powerful enough and small enough to power the Iron Man armor. We need a real life portable Arc Reactor.

There are two reactors. One is to maintain his health. Inside the suit, there's another reactor == to power the suit. if not what can power it? Magic....lol
