Suggestions, No sink in island! A nice entry closet is a must. Laundry room with surface to fold clothes is a must. Homes need to be functional, I wish builders understood this better. Anyone agree?

Your videos would be much better if you included the sf, and how much of the work does the owner/builder do to get the basic building cost mentioned.

how much would this cost to build without being an owner builder and just having it built the regular way by contractors or whatever? cheers!

Our cost to build report cited about $50 for a contractor/builder.

this is so close to being perfect, i just need a garage on the left with entrance and mudroom built into this plan somehow, or at least the capability to add that in the future

We bought our plan online and there were several variations with garage on right or even one at basement level. We may add freestanding garage later on the left or right. We had to be a minimum sq footage for our subdivision so we modified a 1952 sq ft plan slightly on the inside. Our plan had the mudroom which we eliminated and made our bedroom bigger. Lol

This is stunning!! Of course, I always want modifications - especially since I don't have kids at home anymore - like losing those extra bedrooms & bath upstairs (maybe putting one in the basement) and making more of an open loft area office space. I also have to have a free standing bathtub in the master. I do love love the main floor w/ that natural light & the look of the exterior

Yes! One upstairs bedroom becomes an open loft, plan to add (future) two bedrooms and bath in basement, stretch deck past master bedroom and add a roof (screen in later). Your comment sparked a solution to planning issues - Thank You!

When I was looking at this, I thought the same thing. Keep one bedroom upstairs as a guest bedroom, and turn the other bedroom into an open loft (that for me would become my “office,” and another bedroom for the nieces/nephews/friends who don’t care so much about privacy - they’d just think it’s cool to sleep in a loft! 🤣). The downstairs, I’d eliminate the second bedroom and I’d create an open space with a big home theater, pool table, etc. Basically the rec room. I’d add a half bath, and a Murphy bed for more guest sleeping options. On the outside of the Murphy bed? Dartboard. 🙌🏼

We purchased a variation of this plan (there are several) with 1952 square feet and with the walk-out finished basement, it will be 3118 total living space. We are contracting ourselves because my husband knows a lot about construction. He knows enough to stop contract laborers when he sees a problem. We will be able to do a good percentage of work inside ourselves. We are currently in the framing stage getting it in the dry within the month. You are able to really search out good deals and make modifications to save money when you are in control. I have plenty of construction progress photos, but I can't see that I can post here.

I just want to make sure I heard you correctly. If you finish the basement the price goes down to $117 a square foot from a $154?

Depends how it's calculated. $per living will go down but $per total space will go up. EG: A garage doesn't count as living space when looking at a house but converting it adds living space for less than building new walls roof etc.

It will cost less per sqft to finish the basement bringing down the overall cost per sqft.

How do insulate the roof in northern climates zone 5 and above

Spray foam and maybe some exterior insulation if you want really high r-values.

@@jezza6575 Doesn't work here on the prairies in Canada. You'll never get the required R50 that you need, although with those windows and high vault you're losing a ton of heat anyways.

Awesome floor plan and house. Might go with this one, but I am not sure I would spend an extra $50k that is specified just to finish the basement with 1 bedroom and a bath unless that includes a pool table, sauna, and game room. I think I could manage that better and save $15-20k

Best design is arched cabins out of Texas. U buy a kit of metal ribs which go from floor to roof. These are covered with fabric insulation.....ok for hot or temperate climates but for cold climates u need to add batt insulation..... fell loose or mineral wool. The outside is clad with large metal sheets that are the length of the house. These gonup to and form the roof so u have metal siding and metal roof. The diy builds the end caps and adds windows and doors....usually at the same nd caps. Various size kits stand 18 ft tall so u can have 7 ft ceiling and add a loft to have 1 and one half floors. Add a bath and bedroom in the loft and two br on first floor u can have a three br two bath house!!!!!.....please look at arched cabins.....appreciate your suggestions how to use the kit.....than add sweat equity....to build an affordable house....The metal outside is ideal in areas plagued with forest fires like California.....Many examples of arched cabins on u tube.....check out the landio channel.....pls email me your thoughts....regards....a barbuto..... barbuto@optonline.net....

Great video! When you say diy homebuilding, does that mean me as the owner would have to build this plan myself or I would hire a contractor to build this?

I guess you would have to contract a home builder if you don't know about construction. That's more money per sqf to spend. In my case I would hire a builder, and try to do the things that I know to lower labor costs (I would do it the painting, and other easy things) 😉

@@franciscomedinav That what we are doing. Did dirt work, lot prep ourselves, the foundation we left to professionals with engineer specs. We hired framer and roofer and HVAC. We will do the wiring, some plumbing and painting. Anything that we have no expertise in will be contracted as needed. You have more control finding the best prices. We will fully finish out the basement as well.
