Rich people, multi billions, rent for one very simple reason. The government can't get 40-60% of it from your estate when you die. They rent the house the car the jet, own nothing and there nothing they can take from your family when you die. Put your money into a trust fund avoid the tax by off shore accounts. If you don't generational wealth will be gone within a couple of generations. This is why banking families that have finance banks for hundreds of years only have a net wealth of a couple of billion when in reality it's much much much more than that.

You claim that renting is a waste of money, but you conveniently leave out the fact that the thousands you pay in interest to the bank are also a waste. Anyway, take it how you want it but when you get a mortgage, the property OWNS you.

JP Rndbourg With renting, you can walk away whenever you want. Taking pride in “financing” a home is ridiculous. You assume you profit later because of equity. You assume that housing values with always go up. Markets don’t work that way. There are no guarantees. Like Paul said, you don’t know what’s going to happen. If you’re a person who is going to sit in the same place for 50 years, then you go ahead. This generation is not like Boomers who worked one job at the factory all their life. Plus, with money for the down payment, most people would get better returns if they started a business with the money or used that money for investment property instead of living in that house themselves. A house being your greatest asset is a crock of shit pushed by an industry who wants to take advantage of consumers. It’s a sales pitch. Who benefits more from mortgages, the homeowner or the banks. The banks own the house, not you. So, in both cases, you’re renting anyway.

I'm a Realtor and Vald is giving terrible advice for the common man. If you make 40k a year, owning a home is a stable, long term wealth building asset. I have taking average income clients to look at a rental for 1250 a month and sold them a brand new construction home for 135k. Rent goes up every year while that 900 mortgage payment is locked in for 30 years. Houses appreciate in value around the rate of inflation. You can borrow against the equity you are building. Your landlord will boot yo ass on the street if you are a couple weeks late. Doesn't matter if you been paying your rent on time for 15 years. Owning a home is the cornerstone of a good financial portfolio is you are regular. Most american millionaires are so because of the home they own. If you're worth multiple millions it may be smarter to rent a mansion. I don't sell mansions yet so I don't know.
