I do recommend Kentucky. Like Elizabethtown(Made a movie after this town). I live in Radcliff. Have a 3 bedroom 2.5 bath, full basement, 1/4 acre lawn for a mortage of 600 a month. Total Price 53k!

DM: The most important advice that I can give you (as a formal LEO) is this and NEVER forget: ***** You can choose your friends, but not your neighbors. ******* You can have the best house, the best property and they don't mean NOTHING if you have bad neighbors. You won't be able to sleep @ night. From obnoxiously loud parties (911 CANNOT help you), to running a Drug House (strangers come in and out all day) to I've many cars and I'll park anywhere I want INCLUDING ON YOUR PROPERTY (because why not?) to running a business inside the house (like a used car dealership) for whatever reasons the Russians LOVE doing this (so they have many, many used cars parked outside on public streets), to domestic abusers (they're dangerous and YOU might get involved unwittingly) to uncontrolled teenagers to dog poopers (they $hit in front of your house and they don't care). Just to name a few. Good luck.

Chattanooga, TN is your city. Not too big. Not too small. Fantastic Fiber internet. Mountains and outdoorsy town. 2.5 hrs from Nashville and Birmingham. 2 hrs from Atlanta

For $400k, you can get a 7200sqft fully decked out mansion with a pool on a 1.2acre loft with insane mountain view in Bulgaria. Houses like that kinda look like the 3.95M one at 7:35. Add to that cheap optic internet (2gbps down/1gbps up for $20) and generally cheap prices on most stuff.

@DM - I know you're looking at going some place that has 0 income tax, but one thing to keep in mind, if you buy a lot of groceries/general goods, 0 income tax states have typically high sales tax (which can make up for that 0 income tax). Case in point, Washington state has nearly 10% sales tax, a high gas tax, and 0 income tax. Meanwhile, states with income tax typically have low sales tax and gas tax. Arizona has around 7% sales tax with their income tax. Comparison as well, a gallon of gas in Washington state is around $5+/gallon where as Arizona is around $3.5/gallon. So remember to look into the alternate taxes (sales, gas, etc).

Just a note for Texas. The houses might be cheap "sticker price" but you typically pay quite a bit more in property taxes compared to most states which will make your mortgage much higher than the houses at the same cost in other states. But Texas also does not have state income tax.

Very true, I lived in North Fort Worth and the property taxes are very high. Also,all of the roads are tolled...so they make up for the lack of state income tax.

My cousin lives in Tennessee. Nice but very hot and humid in summer. Bit of snow and cold in winter, though nothing like Alaska. She's looking to move back to the Pacific NW. Coastal Western Washington, temperate year round, lots of forest and ocean views. Washington doesn't have a sales tax either.

WA has no income, yes sales, yes property taxes...however if you live in southern WA you can shop in OR, which has no sales tax but does have property and income taxes!

@@TheThundercookie Yep. As long as you aren't buying vehicles most everything else you can buy in Oregon without the sales tax. SW Washington pretty much gives you the best of both states. I actually live in NW Oregon myself, though in one of the counties with a pretty low property tax. While we do get some triple digit heat in the summer these days (didn't 40-50 yrs ago when I was a kid) it's still usually pretty temperate weather.

You should really look into central kentucky, near Lexington Ky or Louisville, you gonna be hard pressed to find a better cost to value to acreage ratio with all amenities nearby, country living, city life etc. Not trying to be a real estate agent but just having seen these searches yeah, all these other places seem totally wack when compared.

I'm telling you. St. Louis County, MO you'll get the most bang for your buck. It's not on everyone's radar, but once people move here, they don't want to leave. It has a great blend of everything minus mountains and the ocean.

Browsing houses for sale can be a lot of fun, but it can also be quite depressing too. The housing market is just crazy everywhere, and a lot of places are quickly pricing out middle-class families who don't need or want a half million dollar mortgage.

They found a really nice house and right before they left, in the 4th and last bedroom, they opened the closet. And in the closet was a full sink. That gave them 'serial killer' vibes and they changed their mind about the house completely and got out of there right away.
