I really like a new construction home here where I live. I was told by my realtor that the builder isn’t allowing realtors to represent buyers and I don’t know what to do because I want someone to represent me. They’re a well known builder too.

Sorry if I misunderstood but do we as buyers have to pay a realtor directly? Or do they get paid by the lender that we are getting the money from? My wife and i recently started our first home buying process and we plan on buying a new construction home. We came to the point where a person from the lending company were going through contacted us and asked us if we wanted to hire a realtor. After he found out that we're buying new construction he said that a realtor wouldn't be necessary. I also had the original person I first contacted from this lending company tell me that a realtor wouldn't be necessary for new construction. After watching your video i do feel like i would love to have a realtor to guide me but if it's going to cost us thousands we may not be able to hire a realtor.

Hey so if you are buying a new construction home then the builder would pay your realtor directly not the lender, and it does not cost you anything extra, it is included in the price of the house whether you use a realtor or not. Which is a great reason to use one.. especially since it costs you nothing, and you have an expert who will help you walk through the buying process. There are many things in builders contracts to be aware of, and the builders sales person is looking out for the builder, not your best interests so it really is a good idea to have someone on your side to look out for you. :)

@@movingtonashvilletn ohh k so the price of the realtor is included in the price of the home which means we do not pay the realtor up front. So basically we do pay the realtor fees through mortgage principal payments. And I've also heard that sometimes the sellers themselves pay the fees for their realtor agent and the buyers realtor agent.

@@edgararcega3046 well yes the builder always plans to pay a realtor but if you don’t use one they wouldn’t reduce the price if that makes sense. Same with if you are buying a resale home… You wouldn’t pay a realtor directly that would come from the seller for the most part or unless it were like a for sale by owner, but even typically they will pay the buyers real estate agent, with some exceptions.
