My wife and I moved from Los Angeles California to Alpharetta in 1993. 30 years ago homes in Alpharetta cost about 1/6th of what they were asking in LA. My neighborhood in Alpharetta is within walking distance from downtown and has no HOA. Most of the homes in our subdivision were originally built between the 1960s and the mid-1980s. One person several doors down recently paid $800,000 for a beautifully restored 1700 sqft home. He demolished this home and is currently in the process of building a larger one in its place! The area is attracting people with a lot of money. Race relations are FAR better here than they were in LA. In the heart of Alpharetta, I have neighbors that I know of who are Thai, Chinese, Arabic, and African American. I have a friend who owns a home in Alpharetta from Nicaragua. I know a contractor from El Salvador who saved cash to pay for a home after the downturn in 2008. No one here in Alpharetta is telling any non-White people they can't move here. There are large Asian and Indian communities in Alpharetta. Some people are more comfortable having people of their own culture as neighbors. I think that's a component of freedom as long as no one is preventing a person from living in a house of their choice based on their race. This video is darn-near accurate BTW IMO. Most of the high cost of homes that appears as appreciation is inflation. The dollar is worth less due to the crazy money printing of our fiat currency. Inflation favors municipalities because they come out ahead, extracting confiscatory property taxes. Alpharetta is in Fulton County and they do not eliminate the school tax for seniors.

Alphreta is BEST SUBURB FOR FAMILY , NO BAR , NO BAD STUFF , VERY LOW CRIME RATES , GOOD FAMILY TYPE COMMUNITY , GOOD ENVIRONMENT , GOOD GREENERY , IN SHORT IF YOU HAVE A FAMILY THEN IT IS GREAT OPTION PROVIDED THAT YOU HAVE MONEY 💰

I lived in Alpharetta for 11 years in a few apartment complexes. Yes, it's expensive as hell, but, it's a nice suburb with very low crime. Alpharetta is really designed for families. If you're single with 1 or no kids, Sandy Springs, Midtown or Buckhead are your best bets.

Not me, I love the peaceful vibes of Alpharetta and I’m young with no kids. I can always drive to sandy Springs and buckhead but I like to lay my head down in a peaceful environment.

I live in Alpharetta these videos crack me up I love Alpharetta and Johns Creek Milton and Cumming is next up . Trust me Alpharetta is nice on top of nice no place is perfect but I love Alpharetta. Nice clickbait though. My suggestion is come see for yourself to each its own but I guarantee you more people than not will love Alpharetta Ga

Bought my townhome at the end of 2021 at 3.25% interest. It's a nice community and close to work. I'm glad I made the investment. When I'm older I can rent it out and if I'm in a Senior Living facility can use the income. I'll leave the home to a family member when I'm gone. They can either sell it or rent it out. I think it's becoming more diverse.

I’m here right now for more training at Hewlett-Packard on one of their digital presses. I love it here. Yeah the homes are pricey but it’s definitely a very nice area. Beautiful area and very nice people.

lol - the reason why he says "don't move here" is the exact reason why you should, provided you can afford to. Alpharetta / Milton is absolutely fantastic, and as a result of this high desirability, yes, the home prices have gone up a lot, which has been awesome for folks that have moved and is the exact reason you want to buy a home there. If you do, your home will continue to outpace all the other areas he's suggesting so you're value will grow faster. I call it the new Buckhead and there's fewer homes for sale because more people want to live here and not leave here. If you can't afford it, then obviously aim for one of the other nice areas he's suggesting (that's just finance 101 though) and you can definitely spend less and be in a nice area. That doesn't make Alpharetta bad or something you want to avoid though, it just makes it more expensive. It's a misleading title and click-bait that I fell for though... thought I was going to learn something concerning about the city. Should have been more like "Great alternatives to Alpharetta that will save you money."

As a senior, this is the first I am hearing about not having to pay for schools; however, the HOAs are steep and risky. Still you get much more for your dollar than California.

I visited a couple of times and it is a very nice town but the weather was horrifying, hard to enjoy the outside with that kind of weather.

I’m very confused about this topic. Who’s giving the reviews of the schools? Is it the people or the people who govern the schools? Both have very different opinions on what makes a good school.

I agree it’s super confusing! I believe the rating from GreatSchools. org come from the people who run that website. There are many groups who rate public schools, and most of the time they have differing opinions, which is why it’s super important to get school ratings from different sources so you get a complete picture.

You’re right, a lot of people say home cost. I just say home value because all the numbers I refer to are average sold price in the last 30 days.

price of a house in east cobb or alpharetta are same...this guy doesnt know what he is talking about. hardly any new construction in east cobb. alpharetta has great downtown, avalon. great for kids and adults. living in alpharetta for 10 years now best suburbs in atlanta

According to GaMLS, the median sold price of the homes in 30062 (East Cobb) in the last 60 days is $577,500. In 30005 (Alpharetta), median sold price in the last 60 days is $789,950. Not even close, haha!

Knows exactly what he is talkin about. When I was in college and most of my adult life I loved in Sandy Springs Alpharetta then moved to East Cobb. For me even though I grew up in million dollar homes I know fir a fact alpharetta is so over ratescabd started getting way too crowded but it's hard to leave because it is comfortable and amenities malls - restaurants are numerous and really good I would never live in Gwinnet but he is right about Suwanee or Gwinett including Duluth. Great video - great review. Great voice and totally smart guy. Very good advice and I agree with him 100 % especially in 2023

Not to be that guy, but it's "home price" not "home value". If there are two equivalent items and one has a lower price, it has higher value. You keep referring to the overpriced homes as high value.
