Here’s some additional comments from a recent buyer. Property elevation matters, and there are pros and cons. Houses on hilly properties will usually have stairs to go down to the dock. Typically the houses have great views of the lake, but you may also have 50, 100, or even 200 steps, to go down and up, and those steps aren’t always in good shape. Not so bad when you’re young, but any older people may not be able to use them, and don’t forget anything like your towel. Houses on lower elevations usually have gentle walks or golf cart capable paths, but may also lose some views to the water. Army corp usually owns some portion of land between the house and the water, and you are not allowed to remove trees. Be aware. Also, while the number of permits is fixed, the army Coro Has been revoking permits due to violations ( for offenses like cutting trees) and non payment, and have been reissuing them to others. There is a very long list of people waiting for you to screw up your permit.

Can you get a dock permit by purchasing an existing permitted dock and relocating it/transferring the permit to a different property?

Hi,thanks for the video. Question, if I own a single slip dock on Lanier, can I keep more than 1 boat there? Or 1 boat, 2 jet skis etc?

Yes, given there is enough space between docks. The Army Corp could limit you if spacing is an issue between neighboring docks. We currently have a single slip dock and have a “project boat” that my husband is “restoring” tied up to our dock. A lot of people have jet ski ports on the side of their docks.

What if a property has a dock permit but it's expired? Is it risky to purchase a property in this situation?

Yes and…it may be that the seller has filed the renewal paperwork and the Corp has not processed it. They are notoriously slow and that may be the case. Proceed with caution and do some more investigating!

@@MovingtoGeorgia unfortunately there is no paperwork underway. The property was just purchased 8 months ago by the current owner. The owner before the current one allowed the dock permit to expire two years ago, and the current owner never filed change of ownership paperwork with the Corp. So, the permit has been expired for two years and the current owner never filed to renew it. I think I'll keep looking!
