If you have a traditional IRA the 4% rule is useless and most people have their wealth in there.Asking RMD's

It's probably closer to 3.5-3.75%, conservatively. Monte Carlo retirement simulators are really cool - put in your parameters and you can basically stress test your plan. 90%+ pass is considered gold standard.

Hummm… It’s not really a good idea to retire with a mortgage… Especially not a $100,000 mortgage…

Depends how low your rate is. Arbitrage allows you to put that money to work in the market and it makes money for you essentially paying off your mortgage with money you earn. Example. Say your 30 year loan is at a fixed rate of 3%. The market will beat that surely over time. The difference is yours to keep.
