Hi eric, i have a question. if psychological barrier for 3BD in RCR is 2m, then wouldnt the current wave of new resale (i.e condo that TOP in 2022/23) and asking for 2300 - 2600 psf be quite stuck 5 years down the road since it will be min 2.2 to 2.5m? (im assuming 950 sqft here)

Less than 2mil in RCR is 3b2b. Anything with 3b3b are more than 2mil. Even all these that I refer to are 10-12 years old condos.

Also i just want to commend you for your review because i also analyse exit strategy. what are your thoughts on Tre Ver 3BD? coz its cheaper than poiz, woodleigh residneces and park colonial and has a nice view with quiet surrounding but its a 8 min walk to mrt, compared to the rest which is next to mrt but quite noisy

Usually the one who has higher income. But it also depends on other factors like cpf income, age and Cpf OA funds and purchase price.

Is there a difference between resale ec vs resale condo? Since resale ec is still priced cheaper than resale condo of same age like 5yrs later? Is pte condo better than resale ec?

EC is usually cheaper than Condo comparing same age. There are times where EC is transacted higher than Condo. This means condo is undervalued at the moment. Opportunities are everywhere 😉
