I asked the ai about owning land in cambodia peep this Foreigners can't directly own land in Cambodia, but they can acquire it through other means. These include: Leasehold Foreigners can lease land for 15-50 years, with the option to renew. This allows them to build structures on the land, but the land itself remains state-owned. Landholding company Foreigners can form a company with at least 51% Cambodian ownership and a maximum 49% foreign ownership. This company can then purchase land in Cambodia. Trust company Foreigners can use a trust company to buy land in Cambodia. The company acts as the property manager, but can't sell the property without the foreigner's consent. Co-owned building Foreigners can own up to 70% of private units in a co-owned building, such as a condominium. This only applies to buildings with a "Strata Title", which is a type of hard title that allows an owner to divide a building into multiple properties. Nominee arrangement Foreigners can partner with a Cambodian citizen or use a nominee arrangement, where a local acts as a silent shareholder. Foreigners can also rent real estate in Cambodia without restrictions.

Most of SE Asia is like this. US Citizens can never fully own something. Even married to a native and you split they keep the home. I have a place in Phillipines I paid on but never was finished also. So lesson learned. I just rent or like I did before stay with families I have met.

The people at the top can take the land even if you bought it. They'll just say it was never yours. I knew a few people that got their land or some of it taken away from them for the Chinese developers. Greed is crazy there with the officials
