Dave, thank you for recommending that buyers should get a survey. I have been a land surveyor for 28 years, and people just do not understand the importance of knowing what they are buying. I could talk for hours of the horror stories I have seen and heard from my peers.

Don't know of too many people who would want to come into the studio and tell Dave's 18 million listeners that they are now baby step millionaires. I can just imagine how many new relatives, scammers, churches and other charities would come out of the woodworks begging for money. Imo

When the first caller asked about child tax credits going away for her kids father, he should have suggested that she should get her child support agreement looked at, because if his income went up that much, she would likely get more each month too. I have never bothered taking my ex back, but if hers is being sneaky, then she may as well take advantage of that.

Her take home pay is ~$10k short of paying it off in 2 years, she wouldn't be able to pay rent, car or even eat. 3.5 years is more realistic after factoring in her rent, car payments, food, clothes etc.. While I 100% agree with Dave's advice regarding the young man selling cars that he should not buy a new truck, Dave is a bit off about the rate that new vehicles (especially trucks) depreciate right now. Anyone who has been shopping for a used late model truck, particularly something like a Tacoma or Tundra can tell you they most definitely have not depreciated 50% in 36 months - more like 5 or 10% in my experience.

what he has always said is that you should continue working to pay it off because you're going to get that money back when you sell it. Also, you may not move in that then and by paying it off early you're going to pay less interest. I hope I said that right!

Question what was Dave saying about purchasing real estate in 2007? Just curious if he was still telling people to buy back then. I don't think right now is a good time to buy real estate unless you are holding for many years 10 + but why not wait and see what happens in this market.
@midkort Жыл бұрын
His plan is always to hold it for the long term. His advice is that as long as you are financially capable, buy it and hold it. That way, short term trends have little to do with your situation.

It is not about helping the father or not. It is about fairness. There is probably more going on. If they have split custody, then what the father is asking is to be the only one to benefit which is not fair. Also, only 3 children can be claimed for the tax benefits so the value of doing this is less than they think.
