You helped us buy a house here in Lawrenceville this year, and we could not possibly love it more. The one thing I found surprising during my extensive research on living in GA is that if you live in an area with an HOA you get public sewer, but if you live in an area with NO HOA, you're living with a septic tank which was an absolute NO for us. Thank you for being so informative and helpful during our house-buying journey.

We are so happy you are loving your home! There are a handful of neighbrohoods with HOA's and septic system. It's really moreso dictated by the size of the lot...anything more than .4 acres is usually a septic system. Thank you for trusting us to help you with your home purchase!!

I don't have an HOA and no septic tank. You need to be within city limits to have sewer access. Not in city limits=septic tank.

Do not move to Loganville. Some people here have made it clear they do not like people, traffic, development, or affordable housing. They gripe about too many chicken restaurants, the plans for the new library, and investors trying to restore places on Main Street.

yeah move to Alpharetta = pretty much everything she stated plus a lot of nice big neighborhood, decent lots around .5 to 1 ace because most of these were developed in the 90s. She's probably talking about Avalon area which is like 3% of Alpharetta population. Rank #1 for a reason.

34 year metro ATL resident. Jefferson is growing and great! Stay out of any city in Fulton, DeKalb, Cobb, Henry and Gwinnett counties. Go to Hall or Forsyth or Cherokee or Paulding counties.

I'm a 67 year native and you can find a nice home in a nice neighborhood in any one of the areas you said to avoid unless you're looking for acreage.

I found your information be very biased you didn't even cover certain parts of the Metro Atlanta such as DeKalb County, Gwinnett County, South Atlanta and South Fulton. Why is that?

As a S Dekalb resident of 36yrs, I can say avoid most of S Dekalb below the 78 and alot of the foolishness is spreading over to Gwinnett. There are still very nice neighborhoods spread out across S Dekalb but Dekalb PD is understaffed and can't control all the crime

We cover a lot of towns in Gwinnett, like Suwanee, Lawrenceville, Sugar Hill, Duluth. I live in the north Metro Atlanta area which is a majority of what we cover on this channel.

I'm retired and living in a nice quiet neighborhood in Stone Mountain. I've lived in all four of the main counties plus Henry and Clayton counties at one point and I have never had problems in either one including Stone Mountain. The crime you hear about on the news usually happens at gas stations at night. Avoid them and you'll be fine.
