It’s still a competitive market so finding a seller who would agree to your terms would be extremely difficult. Basically he’s telling us he’s not going to buy a home anytime soon.

Yes, negotiating for the seller to pay down points and cover closing costs cannot only help sellers sell their home, but help buyers reduce upfront expenses. Motivated sellers who don’t want to keep their home on the market for a long time, are more willing to opt for this strategy.

@@heatherfabhomes@heatherfabhomes Most sellers who are motivated to sell. Do the negotiating part on the price. No seller in his right mind will go down on price , pay points , pay closing and the agent . If a seller does all of these then they are not motivated they are desperate. This is giving false hope to buyers who think they are going to go to the negotiating table and be in the driver seat only to find out they keep loosing house after house. Ill give you an example. Closing costs on a 500k home is around 15k then you have the agents fee which is 25k. Now you want to negotiate the price down to 475k. So the seller went from 500k to 430k. And btw Most sellers today bought when it 3 to 4% interest. Now the seller looks at all this and says I am going to do all this and loose all this money to go out and buy another house at 7% interest? No thank you I rather stay with my lower interest rate than to jump through hoops paying for someone to buy from me.

@@heatherfabhomes I am a broker and investor and I can tell you I have only seen sellers do one maybe 2 of these things and only if the seller was desperate . Plus I always tell my sellers Don't get involved in the buyers side because this always goes south. Negotiate everything in the price . Odds are if a buyer is coming in with needing all this they barley qualify and I don't want my clients waiting and jumping through all these hoops only to find put the bank won't give the commitment. Give you another example. There is a certain time a bank gives you to close on the rate they agreed on once you get the commitment. Say you don't close on that date now the buyer has to go back to the bank to get a new rate. What if the rate changes ? The buyer doesn't have the money to buy it judging from all the help he needs and the seller is like we already agreed on everything I am not going to give you more. Now what do you do ? That's why I tell my sellers don't get involved with all that. Take it off the price and move on.

If you need the seller to buy down the interest rate, you can’t afford the higher rate. If you’re in a competitive market, you’re going to need to offer significantly more than the cost for the buy down + closing costs + increase in agent fees based on the higher price for the seller to consider your offer. A smart seller with a bit of cash doesn’t care, but this may be unwise for the buyer and cost more in the long run.

I have news for you, Heather. This kind of "content" isn't going to get you anywhere. The 2 commenters you have on this particular video didn't even realize you were there. "Reacting" to viral clips might net you some views once in a while, but it will never translate to channel retention. As it turns out, being useless isn't an entertaining quality. I should, however, mention that the blinking and 2° nodding, like you understand anything he's saying (or are even actually listening), are a nice touch. Very transformative 👍
