you have it listed for $650,000 - over 100% appreciation from the sale price 9/2020 for 297k……. no place (never land included) has appreciated like that EVER

Hi Brian… thanks for your comments. The value of a property when it’s listed for sale is based on a number of factors. The condition, size and location of the home, the actual price of comparable SOLD properties within the local area which have closed in the last 6-12 months, features of the property, neighborhood, current market conditions, etc. Looking at what a property last sold for is often not a good guide on what that same property is worth today. When it was last sold, what was the mind-set or financial position of the person who last sold it? Was it a foreclosed property, was there a death in the family, was it a divorce sale, was it sold between family or friends? What was the condition of the home when sold? How much work on the home and how many improvements did the new owner make on the home since they last purchased it? How much has the market improved since it was last sold? In regards to this cabin, todays seller bought the property at a reduced price… for whatever reason. He improved the property substantially and is now selling it at a price based on what the comparable properties have sold for in the near surrounds over the last 6 months. A good indicator of value is the square foot cost. This is a beautiful 4 bedroom, 3.5 bath, 3000sq’ lakeshore cabin on Douglas Lake in the heart of the Smoky Mountains. The square foot price is only $224/sq’ as listed. If you care to take the time to look at what other cabins in the area are selling for you will see that so many of them are well over $300/sq’ and don’t present nearly as nice as what this cabin does. I hope that helps guide you when looking for your new home… or when you one day have a property of your own which you consider putting up for sale.

So are you saying that it can no longer continue as a short term rental property? I’d HOA rules change?

There is no HOA. Cabin is currently overnight rental property. Cabin is being sold as Vacation home, permanent lake home or long term private rental property.
