I've not studied carbon credits or the use there of, but what you've said in this video makes perfect sense to me. If there's a way to make things look good on paper without actually physically or monetarily helping anyone, I'm sure the government will be all over it.

Actually its BIG government that is at fault and the crazies that vote these "politicians", judges and the like into office! Then you have agencies that ARE NOT VOTED into office that can't even be recalled for their policy and corruption pedaling to restrict or even enhance idiotic restrictions or work arounds over city, county, state, and federal laws on restrictions or mandates! It all needs a whole new revamping just to make sense of the mess, that lawyers and their ilk have created!

And the biggest hole in their plan is the younger faster growing trees are the one sequestering the carbon while the older trees are dying. Not cutting down so many trees will also push up the price of lumber. Trees need to be properly managed and harvested not tied up in environmental scams and of course, who owns the most amount of timbered land but the government.

Meanwhile, in Calhoun County Michigan, they're in the process of cutting down all the trees in the county right of way along the roads, cutting trees down for battery production megasites, and cutting trees down for solar fields

About 40 years ago my dad bought 10 acres outside of Austin, TX for about 10K. It’s now worth maybe 700K. I just purchased 12 acres closer to San Antonio, TX for 160K. It’s been about 4 months and one of the 12 acre tracts on my street just sold for 200K. Keep in mind we barely have a road and they just finished running water to all of the tracts. Power won’t be in for another 3 months.

You made some excellent points with that talk Mike, we spoken. I would like to add that CO2 (target capture) is essential for all life on Earth, is not a pollutant although too much is toxic to oxygen breathing animals. Plants die at 150 ppm, @280 ppm they are struggling to survive, @410 ppm they are beginning to flourish which is evident in satellite images. So by carbon offsets, the businesses are passing on the cost to consumers and the people selling the credits are being paid by their fellow countrymen. The businesses don't want to be offside with the environmental movement so they pander, the EPA, WEF, UN, WHO, World Bank are all pushing this merry-go-round of peoples money and happiness (fear factor) telling us we need to solve a problem that does not exist. The mess at East Palestine, now that is a toxic group of pollutants that are creating a very real environmental disaster but no-one is going there, why isn't Greenpeace lobbying the White House?

Mike, you are so right on multiple points. We bought a little over 8 acres in 2019. If we had waited one year longer, we would have paid 2 and a half times more. Also, corporations will do just about anything to be on the good side of the Government and the cancel culture types. It's all about the dollars.

Carbon credits will be used to restrict people off of land altogether. It won't start that way as it is a hard sell, but once they've got enough people hooked the government will step in to "protect" these carbon credit leases saying that people living on the land or owning it defeats the purposes of the credits.

Thanks for the land lesson. When looking at land, I found a plot that had a partial partition on it on the plot of survey. I asked about it and after some investigation, the power company owns it. So in the future, they can decide to put a high tension wire through it or whatever since they own it. Be careful of easements. Even unrecorded ones meaning an adjacent land owner has been using your land for a long time for access can claim an implied easement. Understand mineral rights and question the title company to protect your interests. What I end up buying has appreciated quite nicely.

Check into the stats regarding WV for this topic. 55% of the entire state is already owned by corporations, mainly the logging industry and that's been prevalent for quite some time. They then get to double down on these credits as well.

There are rules to what forests can be sold for carbon credits. Not just any forest can be sold. It must be a forest that is planned to have the timber harvested. A carbon credit sales company would approach the landowner and offer so much per acre for them to not follow through with the timber sale. The landowner can’t contact such a company and offer to sell their forest’s credits. The point is that a timber sale is prevented and the release of carbon from harvesting is also prevented. There is also the additional carbon that the forest would sequester. Foresters collect inventory data on the forest and then run it through a program to determine how much carbon will be stored over a set period of time. This determines how many credits the forest is worth. There are deductions to the projected tons of carbon sequestered to account for mortality of existing trees and the possibility that the neighboring landowner will decide to harvest their timber to fill the demand that the carbon credit forest was supposed to fill. While there are rules and regulations, there are certainly many loopholes. Also consider that if someone can make a quick buck they’ll be quick to abandon these regulations. You’re definitely right in thinking this is a way for companies to look good in the eye of the public. If people really wanted to store carbon they’d make and purchase more products from wood. For example, all the desks and chairs at my university are plastic. They’d be storing a lot of carbon if they chose wood desks and chairs instead. Companies and universities cry that we must “save the planet” and they do what is right in the eye of the public, but never actually take action for what counts.

I've mentioned to you before that I'm a professional musician, but I didn't tell you that I'm also a professional real estate broker in the State of California. My specialty is raw undeveloped land in the High Desert region of Southern California. For the last 46 years I've subdivided and bought and sold 2.5 acre parcels of land for investment purposes. Your video today is spot on. This nonsense of "Carbon Credits" is nothing more that a Socialist approach to a future life. There is no such thing as Carbon neutral because our entire planet is made of carbon based life.

Saw the billboards about the carbon programs probably same as you in the area. Sounded great at first. But looked deeper and came to the same conclusions. Small benefit for the land owner and big benefit for the carbon company and big business needing offset credit. On top of it all they want you to sign a 20 yr. contract. So in 10-15 years when the price per acre for carbon credit has quadrupled or more the only one making money is the company leasing the land and selling the credits for an astronomical profit. Once again, if it sounds too good to be true it probably is.

I think the ultimate goal is to make more than a "house in town" private property ownership for the average person non existent through land price valuation and property tax affordability on said land. Land prices are already out of reach for most average people in this country. Carbon credits are just another vehicle for getting to that goal. That's my take on it. Interesting topic Mike. Spot on. It's just like when the government wants to go after businesses for more taxes. One of two things happen in either consumers just pay more to cover the added costs, or if it's not viable, then the business shuts down totally. Since the government doesn't contribute to economic growth by providing goods, all they can do is come up with more schemes to increase their budgets.

Up here in Sask, Canada there are plenty of 40 acre parcels for sale and the land value is quite affordable, depending on where you buy. The closer you get to the city, the more it will cost you. I paid $1,000.00 per acre and have 40 acres. I am 20 minutes outside the city and wouldn't change that for the world. I purchased the land 18 years ago and now the price per acre has gone up to about $1,500.00 as I heard from the new neighbors. Now lets add natural gas, power, septic system and a well and sand point. This will most likely run you about 35 to 45 thousand to have all the amenities. Now we need a house to live in and a garage to do repairs in...lol...The land is cheap, living on it can drain the bank account, providing your not living in a tent.

Good morning Mike from a warm and spring like weather in Gulf Shores. In the land of paradise, everything is for sale ! We have protected wet lands ,a beautiful state park and some of the most beautiful beaches in the world. Beach property is a premium down here ! the beach side is maybe 90 % Condos! We have some big players in real-estate market . There is continuous building down here. On the island where we live and the main land just north of us . In the late Fifties ,there wasn't much of anything down here. Now you can't swing a dead cat without hitting a Condo !LOL

Live in southeast tennessee in the foothills and my father in law bought 90 acres for $4000 in the late sixties. The re is a place close to him that is 85 acres, just land, and they want $750,000 for it today

As usual Mike some excellent insight. You are explaining the "environmental industry" as what it is, a bunch of transfer payments, around a set of made-up rules, that do little for the environment, but makes people feel good, oh and provides cash. The electric car owner who smugly flies to Paris a couple times a year and feels good because their "net" carbon usage is a good number. People are going to make all sorts of money in this area on the backs of scared corporations, governments and individuals. Might be the biggest shakedown the world has ever seen.

Your right Mike it's all eye wash and the price will go up. I worked on a farm when I was young and the interstate went right through the middle of his farm. This was back in the 1970 so he bought another farm lock stock and barrel for a hundred thousand dollars I think the farm was 400 acres. I wish I could buy that now for that price.

My nephew bought 250 acres from a "friend" for 250k about 25 years ago. He lives on the property and rents out most of the land for farming by others. What he did not know was this "friend" had sold an easment on the southern end of the property for 250k to a power line company for some high power line poles to move large amounts of electricity. He was not happy about it but nothing he could do about it. Hid "friend" made twice what the land was worth. Needless to say his friend is not his friend any more. By the way construction on the towers started 2 years after my nephew bought the property. It is really an eye sore.

Some interesting points Mike on carbon credits, personally I've felt that it has always been a scam. As to land valuations, there are so many variables that can go into it, it is impossible to lump all areas together on this subject for a ton of plausible reasons. The time to buy land is most always now as you said, because it rarely if ever goes down in price, regardless of what you pay for it now! On a personal note, what I paid for my seasonal camp on 90 acres 23 years ago is now according to my bi-annual tax bill, is very close to triple in assessed value since Dec. of '99, essentially 23 years ago. It is now a comfortable year round home with considerable improvements. In closing, what can I buy right now for that tripled price in assessment for lets say a house on 1 to 5 acres in my area of N. Central VT? The answer is a lot less for the money & most likely pay considerably more in taxes too boot. In my opinion, I would lose my shirt if I was to do something like this. How can a house on lets say an acre of land that cost considerably more than my house on 90 acres justify that expense... ? Variables have to be taken into acct here, but it is something I do think on on occasion. Bill...: ~)

It's called Green Washing. Some of these leases are in perpetuity, which long term reduces the value of your land. Some of these leases call for timber management, which will allow for timber harvesting and are shorter in duration.

They do the same thing here in Florida for wetland mitigation. Build a dock or retaining wall, you have to "buy" a piece of the Everglades to keep preserved forever.

I'm concerned that foreign countries - especially CHINA - are buying up huge amounts of raw land in the U.S. Somewhat related, in Switzerland non-citizens can not purchase real estate. Makes a lot of sense to me.

Mike. I think you are mistaken about the carbon credits and not cutting trees. I think the plan is to harvest timber and store carbon in the new growth. The carbon is stored in the products from the harvest is the theory and the new growth will store more in relationship to the property. Not a real fan either. But a way to keep land from being developed into residential land which I think is the bigger problem here is WNC

Mike, you have to keep in mind that the federal government does not have the authority to own most of the lands they "own" now. They only have the constitutional right to own the land that their buildings are on, ‘Forts, Magazines, Arsenals, dock-Yards.’ Other property refers to land holdings for enumerated purposes, and gives the federal government limited discretion to possess land. National parks are unconstitutional and should not exist, only the states have authority to do so.

G'day Mike, Primary producers in Australia are being cautioned about selling the rights to the carbon credits tied to their property after the EU announced investigations into whether they are purchasing goods from producers who are carrying out deforestation, imagine if your property gets a carbon emissions rating depending on how many cows you have how many vehicles how much fuel you consume and so on the trees you have planted or are fostering should off set your emissions and you can get a premium for your produce. But if you've sold your rights to some conglomerate you're out of business 🤠👍.

Hope not just being silly 😜. 2acres is all I need,black oak,live oak,white oak,water oak, poison oak,blue pine,and 21 different species of oak, that's California, eldorado county CA,that is,black oak,live oak, best for my fireplace. Corporations have been buying up land for decades. In the sixties, one lumber company, in the State I grew up in, was buying up all farm land people were willing to sell. That one company owned 7 percent of the land in Arkansas, in 1967, and they were still buying up every farm they could get.

While I am no expert, my research has showed me that someone needs at least 200 acres to make the "carbon capture" feasible. There are also firms buying credits for the carbon that cattle ranches can generate with the generation of grasses and shrubs that cattle eat and stomp into the ground. Will selling carbon credits on smaller parcels change in the future? Maybe?

You nailed it again..we end up paying more while the government and big companies make the big money. Here in Northern New York, I live in the foothills of the Adirondack Mountains. New York State has bought much of the land in the Adirondacks, or claimed Eminent Domain to acquire millions of forest , supposedly to keep it " Forever Wild " . And our Governor has declared that any new building construction cannot have wood or fossil fuel energy sources . All electric ...Again , driving up the costs of an already super inflated construction cost. And guess who will make a fortune ? Not us working class people. It's ridiculous .🤬🤬🤬

Great video I’m in solar development, you hit the nail on the head . Carbon Credits is used just like Tax Credits/Equity. These big companies offset their tax bills with these programs. One scenario w/tax equity, They can finance a construction , 100 million Sub it out for 85 million, Ownership transfer takes 7 years. Then the loan is forgiven.!!! I first heard this when I started developing about 8 years ago. Amazon , Google etc definitely are all in on “green deals”…. And what happened to that 15 million? Carbon Credits are just another tool in the box. I like your channel, great family, makes sense

With oil and gas here in NE PA land went from in 2005 maybe 300-500 an acre in 2004 or 2005 for woods and mountains to about 10,000 to now. Then people were trying to sell without mineral or gas rights and still wanted 10 k per acre, but people would only pay less than 1000 at that point.

I remember in the movie Mr. Smith Goes to Washington when a witness is testifying that Jimmy Stewart paid him "$20 an acre!! I thought he was crazy. I'd be lucky to get $5 per acre these days...". Can you imagine that? I guess it holds true going all the way back. In 1803 during the Louisiana Purchase phase, we got all that land for about 4 cents per acre. I'll take the Grand Canyon for $800 Alex....haha. Love the video's, keep em' coming. John in Texas.....

Mike you are absolutely correct. That’s why I’m getting all these letters and card all the time from people wanting to buy my vacant land for nothing. They are trying to buy up as much land as possible.

I get two offers per month for my vacant lot in Colorado. They only want to pay 75% of its taxable value for it. I wouldnt sell it for 5X the taxable value. "It aint eatin' nuthin'" LOL

I know little about this subject but this is VERY alarming. Last thing the American people need is corporations and government working together with their near limitless money supply to buy land up. Business at it's finest. I am curious though how this process will work and the hypothetical questions surrounding it. How will people get trees for firewood if enough people join or sell off? Can you literally not cut ANY trees in these acres that join? What does this do to lumber prices? That could be really ugly. How can this be substantial when so many diseases and pests are currently ruining our forests from these very same greedy companies and government? Lastly, let's not forget that other countries, China more-or-less, is buying OUR farmland. Are we going to let other countries also buy forest land and residential too? I mean, things look pretty bleak if this actually happens on top of everything else right now.

there is a video by Bill Whittle where he explains an essay by "iowahawk" called "eating the rich". a great view of if taxes(confiscation) took everyone's money how long it would last the government. (spoiler alert....it would last a year)

Central Kansas land along the Arkansas River is good bottom farm land, south of their is rolling sandy soils but still good crop land, was $1000 an acre 10 years ago and now going for $2000.

A 1 acre building lot I'm my town goes for around $125k. Taxes on that lot are about $2,700/yr & we have a low mill rate vs surrounding towns. So, it's really not worth keeping as a long-term investment as taxes only go up, probably faster than a building lot's value.

if you knew how much of this country is owned by foreign companies you'd be shocked. Many of the huge cattle ranches are owned by Japanese companies, and in big cities many of the high rises are owned by foreigners. Even Airbnb homes are owned by foreigners. I rented a house in Florida that was owned by a woman in Germany

Interesting and first I’ve heard about this…I only have 7 acres and have no intention of cutting a tree that doesn’t fall on its own. I only have around 30 total and mostly oak with few pecans. If they want to pay me to not cut em down, which I would never do, I hope they have direct deposit.

So bad where I live that a little piece of land 5.6 acres that has a sh*t plant 20 yards from it , a creek and pipe going through the only flat bottom where is basically only place u can put a home. Not to mention a cemetery on top 2/3 of the hills. Still $55,000 price. Another land....48 acres of steep glass hill that is hard to hunt and almost impossible to put a house...800,000. I dream of owning land even if only 40 acres (80+ would be nicer), flat with small rollin hills and funnels, quad path going through to all my hunting spots, being able to hunt tree stand in archery because I know they wouldn’t be stolen, along with trail cams, corn field and apple tree field, No hunting pressure. Maybe a pond with some big bass. That would be the life.

There isn't much that doesn't elevate the price of land. Maybe toxic waste or a land fill. I'm guessing builders buying vast tracts of land and smacking up hundreds of houses effects the cost of land far more than carbon credits or ESG money. The Hershey area is booming. 100,000 plus an acre. 1/4 acre lots in a development can bring 100,000 bucks. We have some huge farms in our area...35,000 to 50,000 per undeveloped acre. I'm sure the locals in W.V. look at you as an inflationary force on land prices. You know, if you paid a little higher than the going rate, every realtor in town is gonna use your purchase price as a comp for newly listed land. The question I have is....Can ESG/carbon capture money out pace the normal increase in value of land?

I teach business, and have for over 30 years. Two staples of real estate, #1--location, location, location. Number 2 "They're not making any more of it." Number 2 is wrong, specifically, Hawaii and Mauna Kea, and a select other few areas of United States holdings. I tell my students everyday, "you're typically not going to lose money in real estate." That's a pretty solid statement unless you live in an area like Love Canal, NY, Harper Lake, California, and now, sadly, East Palestine, Ohio. Real estate is not 100% guarantee.

Sir I know you are busy but would you be able to share more info on this in the future? I want to get spend 401k on timbered real estate before I loss it all in the wall street casino and before Black Rock / China buy it all. You throw out very good information. This kind of thing may save America. Sharing with my kids in order to get them thinking about doing the same.

As a recent college graduate whos biggest dream is owning land this hits home hard. In my area land went from 8k an acre to about 20k and acre in just the last few years. At least where im at this is way to out of reach already so my last chance sailed years ago apparently. Pretty big bummer if you ask me.
