Due Diligence - Real Estate Investing with Grant Cardone.
When you buy a property, what should you do first? You do your due diligence. What is due diligence? Reasonable steps taken by a person in order to satisfy a legal requirement, especially in buying or selling something. Due diligence gives you, the bank, and investors the confidence about whether you want to do the deal. That is the most important part of due diligence, the simple question of asking yourself “do I want to be in the deal?”
1.Do you want to be in the game? Whether office, single family home, or multi-family…what game do you want to be in?
2.Do you want to be in that deal? Getting more specific, do you want those tenants, that location, that building?
Remember that you need a bank on your side. They are your partner. Grant takes 20 days usually with due diligence. What does he look at from the seller? Inspections, rent rolls, T12, rehab information, and income statements. There are 3 kinds of income statements. Real ones, fake ones, and mom and pop ones. The mom and pop statements end in all 0’s. Nothing ends in zero. Due diligence will find the real numbers.

This guy is a master of getting people fired up. He is a salesman. I have to give him credit for doing his research and knowing his market and his hard work. But that's what it will always boil down to. Hard work and ability to sell. Every "deal" he finds becomes his "pitch". Its about knowing what to say to sell investors (including banks) on an idea. Anyone who has ever had a sales position for any extent of time can see this. The free tips and advise from him are generous and are worth a lot. Just make sure you follow the real example he sets by working hard and knowing your product and "buyers" (lenders).

Uncle G: I'm apart of a high-end real estate training program and I've learned so much. With that said, "Real Estate Investing Made Simple" is a show that should cost money because the content is OFF THE CHARTS. What you share is priceless, so thank you very much for everything. Amazing. This guy keeps pumping out content. No other real estate guru like this. I've seen multiple guys and have a multi mill contract through a tech company that I can't wait to invest into my multi families. I looked at Manny Khoshbin and many of the other tycoons but this guy right here.... you overdeliver my friend and that's what it's about. King. You can literally take the information this guy provides and go build your portfolio in a year. Best teacher on this platform. You and Jay Morrison. No debating it. I'm sure you make over 20-30 mil in NOI every year and don't have to teach this stuff but for the fact that you take the time out of your day to share it. Much respect.

Wow. 28:50 ~ 30:00 is AMAZING. The guy that has been working there for 10, 20 years is going to be the KEY to the due diligence in my opinion and that's fantastic point that Ryan is pointing it out. Screen out for huge red flags...

Also what is the rule of thumb for getting the correct property manager for a 16 or more building. I know I have asked this before in previous video but would love your feedback on it! Can a value of a unit be calculated if I don't have a cap rate, and the owner won't give a selling price? The only info I have is the expenses and the rents.

Daniel Alzate the more incomes (units) you have the more secure your cash flow is. 1 house is 1 stream of money, if that tenant leaves the money stops. If you have 50 tenants and 1 leaves you’re still stable.

I hope you meant “finding” a good deal, because if you can find a good deal the deal will fund itself. Remember this key- The money isn’t being lended to you, it’s being lended to the deal(business).

He doesn't do non-accredited investors because it limits how big his deals can be. He only does big deals with accredited investors. Focus on working hard getting your money right and then go in as a credit investor with him. His book Millionaire to Booklet should be your focus right now just some friendly feedback.

Not wrong. That how it works he is a syndicator. Nothing wrong with it. But Grant gets a cut of putting the deal together. I dont know what returns he gets for his investors. But I know of some that give you at least 10%. Just watch out for syndicators using IRR and not MIRR.
