We watched for 2 months, noticed they left Boulder alone, made an offer. Low price, loaded contract, and asked them to pay the annual dues. It passed to our delight last month. (Boulder is only for 20 years but we are 50 now)

We got ROFR'd on a 200pt contract at Saratoga Springs so we decided to dig and dig and dig. We found a 200pt AKV contract that was actually a little LESS PPP (price per point) as it was stripped for '22 and carried a delayed closing. It also was an INTERNATIONAL SELLER! We passed ROFR on it in July and all excited to close in October.

Also, contracts with delayed closings. We put an offer on a CCV contract that couldn't close for 3 months and passed ROFR quickly.

The elephant in the room is the pattern is confusion, divide, it is called "end the safe bet". So if I can not repurchase everything under say $145, but I have very deep pockets I will make forecasting impossible by using a moving target on price. So that causes sellers to up their selling price. Why? they are optimistic that they can get a better deal for their points. And sure 1 in 20 will sometimes, but the other 19 push up the base average selling price. It is a game that can be used on old and new customers. In the end Disney is manipulating the market and it is working, why, people have random pricing to look at when selling. The bigger the swing the higher the average.

I just sold my contract through you guys, I am still confused, why would a seller care if Disney uses its ROFR. Doesnt the seller get the price they were trying to sell it for?

You’re right. The seller doesn’t care (except that the review process can cause a delay). This is an issue for people looking to buy resales because even after the buyer and seller have agreed to terms, Disney can swoop in and buy instead.

The only people impacted by ROFR are the buyers. The sellers get exactly what the potential resale buyer offered.

What DVC deals are typically offered on cruises, if any? We have a great resale contract (thank you!), but I’m considering adding on with the blue card minimum. Maybe a cruise is a good place to do this?

Could this be because they want to sell more cash rooms? Less members booking with points, more availability to sell cash. Cheaper for them to hold on to points and do that? Don’t know how legal works on this.

My guess is that their buy back is based on if a member is waiting to buy directly from Disney. On the 25 point BLT contract, they probably had someone looking for exactly 25 points. While they could buy a larger contract and break it up, maybe they didn't have the ability, or rather, didn't think they had the ability, to sell. So, we as a whole wouldn't know about those members looking to buy directly from Disney

Contracts direct via Disney are typically within hours or a day or two. Disney has significantly longer for ROFR so it has nothing to do with people awaiting a specific contract.

Is it possible they are purchasing based on customer request? Like if someone goes to DVc and wants say OKW, Disney will ROFR a contract in order to resale themselves?

Great question but from my experience working for Disney the sales side works on a different system than then member service side (which is in charge of ROFR). They are also in different buildings (Saratoga Springs vs Celebration) so those two departments have very little communication

3-4- we live 90 minutes away and Pete’s schedule is very busy, so 3-4 at a time is the best option. This is how they film DCL & MTO shows also.
