Very nice video of this beautiful project. One observation I made at time 1:03:31 the ATC tower you're saying its not ATC tower, actually its a Radar unit which placed in Bijwasan area, and this is comes under AAI (Airport Authority of India), which also cane been seen in the way to gurgaon palam vihar/Ansal plaza mall if you go from bijwasan or dwarka side.

Sir best thing was you said Sales pitch nahi dena, because all the builders do this from word Go. Sound proofing toh Kar di, but the DEW looks very close to this, ek baar it starts then Sound issue + general lighting kaafi zyada hogi I guess. But Sir aapney 1 ghanta laga diya video mein amazing, free toh kuch nahi deta builder AC fridge everything is charged first hand

Thank you. It looks very near but I didn't find issues. I spent considerable 6 to 7 hours in the project and didn't find sounds coming in. What I heard was birds chirping instead. They have maintained it very well. Free to much nahi hota hai life may everying is included in the price. Stay safe 😊

Agree with you when you say the lake can add to the beauty of this project if maintained well. But knowing how active the Haryana govt is, I can foresee bad smell and countless insects in and around the project. I visited the project once and have major doubts that anyone would be maintaining that as even the Puri team was unsure about it.

I think going forward focus on environment would increase. Not only this all waterbodies would get cleaned up for water recharge. Also Supreme Court and Central Govt. body is monitoring the pollution control app like Sameer App. One complaint in it is enough for the State Govt to take action to fix that, they wont be able to pass on their responsibility. I am sure it can be well maintained if not by the Govt. then by the builder or RWA but this would happen. Rest depends on the will of residents.

Beautifully shot and minutely described. You have been doing excellent work . There are a number of delayed or stuck projects where hundreds of home buyers are waiting endlessly to get their homes and they have paid 85 to 95% of the cost. Request to review such projects also. Ram prasth Edge towers, Skyz, primera are some in sector 37D, gurugram. Please plan to cover these in future videos, if possible.

The project is very beautiful. It is near Dwarka Expressway at a very prime location. The place wasn't noisy at all, the noise cant be heard, the main gate is near Dwarka Expressway however the apartments are at reasonable distance from there. I didn't find any noise issue, same can be seen in the video too. It would be connected to Dhaula Kuan thru Package 1 Cloverleaf. There wont be any red lights from Dwarka Expressway till Dhaula Kuan which itself is remarkable.

There was absolutely no need to convert kitchen to bedroom. Spoils the whole architecture. Maybe builder is not able to sell a 2450 sq ft aprtmnt as a 3bhk so a desperate attempt to change it to 4 bhk. Sales person mr Hitesh is very knowledgeable and impressive.

Hi. It's been 21 days now I m living in Emerald bay block 2 , 2 bhk apartment. My 21 days review is positive. Paying average rent of 20 K along with 2 parking here which is very cheap compare to apartments like this. Security, green areas, facilities, maintenance and housekeeping are properly functional here. For me It's a best choice if you are looking for buying or rental property in Gurugram.

Yes Rahul. 2 bhk folks can use 3 bhk club house and vice versa. However clubhouse of 2 bhk is better except the Amphitheater which is missing.

Hey brother, I checked your video and see that around 1hr 14 min I see that on the extreme right there is water in there basement.. also on maintenance they are charging 2.5 and adding .5 on common area lighting and plus .5 on tax.. it pretty expensive and why 2 maintenance instead of one. I love you videos brother .. keep making them and I try to help you bring mistakes on your videos to improve you... just kidding.. rock on :)

Hello sir, in my opinion the sectors which are close to Delhi will get maximum visibility and appreciation. I personally like sector 111, 112, 113, 108, 109, 104, 103 as these would have best access. The far your go from Delhi Gurgaon broder the price starts to drop. However I have also seen people taking property in far off places to be aware from cities hustle and bustle. To refer you anything I need to know your preference and accordingly can suggest. Budget also plays a very important role here. For eg. Everyone can't be perfect including me, the intent was honest by him. Thank you so much brother for always appreciating my efforts. Anyting outside agreement is definitely chargeable. Developers are in business to make money, with good services comes cost however if developer who valie it's customers may forego little profits and might give some advantage to it's customers. It's very common in service industry, and day isn't far that it would get followed here too. Everyting is spontaneous, so it all depends what is going on in mind at that particular moment. One distraction and that thought might be gone. I am also learning. Hoping to improve with time. Thank you bro. Stay safe.
