I'm Curious to know who you are! It only took me the first 6 months on site to work out Australian builders are generally useless and dodgy. CPD is only there to make money and legally tick the boxes, complete waste of time, spend time on site that's where everything is learnt as an architect.

Exactly, rather than the novice buyer signing off that it 'looks' habitable and safe, take inspectors report with you and say settlement is conditional upon all major non compliance being remedied before a single cent is transferred. There's $100K of renovation required at a bare minimum.

This tells me the Developer gets to blame the Builder and that the Builder has probably already dissolved the joint venture company he used to sign the contracts on all of those houses. Good luck to Dambuster ever finding a currently operating entity to sue over the patent infringement. Those homeowners are all boned because the legal entity that was the Builder no longer exists.

You can't be charged with trespass because its a registered worksite UNTIL settlement, and you have permission from the purchaser to inspect the property. Pre purchase inspections are lawful. INfact that builder has to grant you access to enter unfettered and without harassment to perform your job a licensed building inspector. All you need to do is call the police and explain to them that the builder is harassing you and impeding your access to the site to perform the job you were contracted to due, and the Police will charge that builder. In fact this whole video should be submitted to the Victorian Police and you must make a full complaint that the builder or agent of the builder harassed you and impeded you from entering the construction site to perform the pre purchase inspection. He's facing several counts alone in this video. He even admits that he personally doesn't want you in the property, yeah because he knows he's a dodgy builder. You haven't broken into a house that was open, and you had permission to perform work there. Thats the builder trick, to say you have no permission to be there and that you are trespassing. But imagine when the Union rep turns up on site, the builders would loooooooove to kick them off site, but they can't and its against the law to kick a union rep off site. Same as the building pre purchase inspector, because its a construction site and a registered workplace and not the builders personal property. He cannot deny you access nor the state government licensing authorities access for inspections, in fact if the builder doesn't open up for inspections, he can receive massive fines. Show this video to the VBA and lodge a complaint and he'll be reprimanded and fined for his harassment of yourself and your assistant. You have a lawful right to perform a pre purchase inspection. That builder needs to cool his heels in jail for a few nights. What the builder did is called "Stand Over Tactics" to try to frighten you off of the site until he hands over to the home owner. Builders use stand over tactics for decades or centuries, until Unions came along and the government changed the laws to prevent these stand over tactics. Basically you could have defended yourself from his harassment by knocking him out, because you were there lawfully. No one has the right to harass you while you are at work and to provoke you and make threats of police and make bogus claims that you are trespassing. The builder was provoking a fight, and if you loose your cool and knock him on his @ss, then too bad, you do have a right to defend yourself from this kind of workplace harassment and bullying - the builder is a bully and bullied you off the site and he knew full well you had a right to be there. But when he saw it was KZbinr Site Inspections he had a fit.

If is has a Certificate of Occupancy it is probably not a building site. There was no builders fencing or placarding so I don't think so. I think it comes down to if the clients are the nominees on the construction loan or the developer is. Notably if indeed it was wide open and unlocked when they arrived that is a breach of the sales contract to maintain the property securely until settlement.

With my build, the building supervisor was telling me a final inspection was not required, saying building inspectors don't know anything and aren't qualified, and told me it will be a waste of money and rambling on how everything is above and beyond the standards. Wouldn't surprise me how many people would be convinced not to get one

My wife and I are in the process of deciding whether to build new on our existing block or move - looking at all these videos, i think it might be best to go look at a 80s/90s house and just fix up the small things it may need just from age rather than dealing with all this stuff on a new build.

you should someone trust worthy to fully inspect the site during certain timeframes of the building process, spend a lot of time finding good builders with a good reputation, and hire engineers and people who know their stuff to fully design the house within compliance before the concrete pad is even poured. Following these steps should keep you safe from things shown in these videos. The inspector can look at the engineers designs and check the progress to see if its following the design properly, there's obviously extra costs but there's plenty of steps you can take to ensure it is done properly and you don't end up risking having a fully built home that wont last and doesn't follow regulations.

@@cmelft2463 My thoughts are that in that era they were double brick construction; bricks were properly baked; the mortar properly mixed; everything laid out properly; Australian hardwood floor beams; Oregon timber in roof and elsewhere; real timber flooring; at least 2.7m ceilings; possibly copper dampcourse (before aluminium and later plastic; etc. I think if the house is basically sound it would be worthwhile to fix it rather than have a later house made of lesser materials

He put a hole in the wall after the gyprock was put up, the floor wasn't level. Had to get another builder in to fix his mistakes. It's a corrupted industry alright. Got charged thirty thousand for what.

So many of these roofing issues begin from design stage. That along with confusing standards (e.g. fixings on cappings) and inability to freely access standards has guaranteed that no roof in Australia is compliant.

Yes, so the roof pitch being incorrect is a structural defect. Even the bathroom how it's not waterproofed properly is a structural defect. Both happened to my house which caused leaks and had to be fixed by builders insurance coz the builder went bust, over 200k worth of repairs.

TV antenna installation at 37:10 is 🥴. Million dollar install there.. looks like the Dektite rubber boot is sitting very proud of the roof sheet with a big gap, doesn’t look like it’s even attached. Excess cable bundled up is potentially exceeding the specified bend radius for coax, and not fixed to the mast. Cable ties will be broken due to weathering within a year or two, looks like crap.

I.e he owns the land did all the subdivision paperwork, hired builders etc.. everything was done at his expense and then they sell each of the units off when it's close to completion. So it's the same as buying an existing house. The new owners didn't pay for the construction or land. They are buying the finished unit.

Unbelievable that in the construction sector this is still the most normal thing in this day and age. When building a house, a quarter of the costs should be in a separate pot and only after an independent inspection, and only after approval, should it be transferred to the contractor. And if it is not approved, the mistakes can be corrected from that pot of money before the house is transferred to the buyer of that house. Reporting agency for all bad builders and contractors so that it can be found by everyone and shows whether they are capable of building a house without construction problems.

@@MrHughk1 From my perspective on the building quality in Australia and what I see on the internet (building inspectors like here who clearly point out the defects) it seems like an almost mafia-like practice when I see this happening again and again in the construction of new houses and the government apparently does nothing to protect the buyer when purchasing a new house that does not meet the building regulations at all, and contractors are not or hardly punished and can just continue to defraud homeowners as I see it. The legislation will have to change radically if they ever want to improve this in construction, it also seems that the construction workers have no pride in their profession at all.

@@marcelwildeboer The root of the problem is next to zero enforcement of the regulations by the council inspectors, if I was going to build off plan in any country I would insist on stage inspections by an independent inspector. Because there is no enforcement and the builder and trades know it then the only ones who get the job are the lowest bid, its the proverbial race to the bottom. I have seen vids from UK, USA and AUS and AUS is by far the worst with structural defects rather than just cosmetic or relatively easily fixed. Replacing the whole roof system including its drainage is not trivial, designer cocked that up but it should have been caught before handover to the customer, how many eyes were on that that should have seen the problems? The buck should stop with the council inspector who approved the building for handover ie fire the useless idiot.

i can see you are not familiar with the process.. most of the time, nothing gets done, patch work or something small can be done instead.. in most cases, the building stays, infact, pretty much all cases the building stay.. its not like you tear down an old house cause its leaking, you jsut deal with it the best way you can,..

@@fourdeep6561 When we had our current house built in 1988 (at the time Moreton Shire near Ipswich, Qld) this was the case. The local council building inspector came to site & inspected the progress at certain times during the build. If he did not give it a pass, it did not progress until it was within local regs. We are on septic & I can remember him checking the angle of fall in the trench to the septic tank, depth of holes prior to concrete pour for the house piers and many other checks. This all stopped when the lazy councils & state gov'ts brought in self certification.

My son is working in Melbourne as a roofer now and has talked to me about what is being done on jobs over there. He has been taught that Silicon has a 6 minute working time yet he is being given flashings and gutters that have been prepared by others and pre-siliconed. He has been told by a foreman that he should just rivet it in place and it will be OK, but has not felt that the customer deserves being treated like this so has scrapped the silicon off and reapplied new silicon then fitted the parts in place as per the standards. The foreman didn't like him not following his instructions so made up false allegations of his work to the employer who spoke to my son and on getting feedback fully supported my sons approach, but that she will be right attitude is out there. I have taught my sons that you may be paid or be working by others but the client is the end user of what you are working on so it needs to be done right and safely. It's your work and you should be proud of it. In my mind is that the trades have become so fractured now that the idea of coordination between trades and understanding that you all have the end user as your client has been lost.

I'm an Aussie who lived in the UK up until 2022. Have returned and love these videos. Now complete different regs, obviously, and im not saying the UK is better just different. I developed my property over in London and had a 35M twin fall box gutter on an edge wall. It was all in Lead and built like an absolute tank. Probably 30cm wide and 100mm deep. The tin box gutters here just look so poor in comparison. The guy that installed was a specialist gutter guy and installed in around 4 hours. Just an interesting comparison.
