I actually lived on Central Park West for many years. He forgets to mention the traffic in front of the building. With an apartment this ‘low’ in the building and a master bedroom in the front, you won’t be able to open a window and catch some sleep.

@@cvsdvd1 you can get more than 5,000 sqf in Manhattan for $25mm. BUT, it won't be in the most prestigious condo on CPW and it won't have Central Park views. If you go to East Side, around 2nd avenue, a bunch of new Condos go up priced at $2,500-$3,000 per square foot.. so you can get 7,000-10,000 place for $25mm.

Building, check. um the layout.. not so much.. not a fan of the room to the east of the kitchen it should be a dining room; like it was intended.. I hate how the dining room is not anywhere near the kitchen.. the price is probably in the ballpark.. since it is 15 Central Park West..but I think the market is overpriced to get the equilibrium price with an offer..

Over priced as usual, a trend i have noticed on these Open House show houses. At best that house should be 15mil dollars. Edit: it apparently sold for 21.5 million. It was purchased in 2007 off-plan for 11.2 million. That's a whooping 100% plus profit on that investment

This was the best time to sell because we are at the height of a bull market, i will wait for the bear market and see who sells a unit on that building when the pain starts to bite.
