Hi, if you are coming to Porttgal to set up a smallholding, avoid central.Portugal as gets very hot and dry in summer. Guarda, Visue and further north are better as better water supply, slightly dear, but you can always negosiate and don t buy less than 1 hector.

I would never buy anything let alone land in another country based on a video. The video could easily have been taken of land elsewhere. What you saw might not be what you have paid a lot of cash for. Flat land that could now be inundated with boulders and nowhere to build a property. Crazy.

Ah balls to that just get your feet in the dirt, go see it. Thats what i did gives you idea's, sun angle, soil quailty(mine's crap) water run off, intruder access (yes people have been on my land and stolen from me) need a fence installing but there soooooooo expensive. You have to go see the land before you buy. (I know u have now 😂)

4:10 me neither i paid my lawyer from homekey portugal and she paid the seller for me and it only cost me €50 for a temporary power of attorney, best way. Bank accounts are expensive in europe and free ones are all in Portuguese so difficult to understand letters etc.

N.I.F. No is free and when you buy land or house your solocitor will get it for you and you van buy 2.5 acre for very ittle more than 1/2acre.

yes. It isthe way the law works here in Portugal. If we want to sell land we have got to offer to the neighbours in the first place and only then we can sell it to other people.

I can't build, and I'm yet to find out what the local area will allow me to do. For now, I can stay 3 months out of 6, and hopefully I'll be able to keep my caravan on the land all year round 😁 thanks so much for watching 💖

Exciting times, congrats on the big step, there are some funny rules on portugal, technically being able to stay in your van is a permission thats ok though they expect you would apply to build a house within a year or so - if thats not your intention id get friendly with neighbours or town folk as if you dont upset people you can be left alone even though you might be technically there in the van longer than you should be - realtors often say things that turn out to be different so be careful there - good luck learning the lingo, im down south n heading north next month doing something similar before end of summer, best of luck with it

If I can only stay on the land in my van for 3 months of every 6 like any visitor then I'll have to wait until I can upgrade my land specs until I build my forever home. I plan to get friendly with my neighbours, I can't see them having much issue with me. I've been on off trying to learn Portuguese for years now, so it's time to really buck up my progress! @@looselywild2679 - Ask locally if there are any other expats in the area and get their story before approaching the system - The Portuguese don't like people coming and pulling a fast one - expecting to have things revolve around them - I know your not that but how they perceive you and your intentions can help you a lot. I know you need to be careful about putting too much info on line but do you know what municipality you would be applying to for whatever permissions you think you need? some are more co-operative than others.

Exiting times. I had a caravan on a piece of land in Portugal for a time, be careful when if you leave it there ,things can go missing. 1 other bit of advice watch out for taxes. If your there more than 180 days in a 12 month period theyll try and tax you dependent on where / how you have your NIF domiciled,and that can be world wide income.

Yes, if you'd like to stay longer than 90 days out of 180. There are lots of visa options to suit your needs though, I don't think it's too challenging. But I may eat my words down the line. Thanks so much for watching 💓

What abreath of fresh air lovely piece of land think about good tryes if you are bringing a caravan from England have a think about caravan size as the turn in to your land many things to think about make sure you can get a good base for the caravan and south facing to get the most of the sun for solar you could have gravity fed ibc for water storage i would take to a local farmer you don't want your van getting stuck if land gets wet you have amazing land and you have water get yourself to the carboot sale to buy tools to work the land you can buy good second hand wheel barrow and pick ⛏️🔨⚒️🛠️🪓🧰🔧🔨 it will save you lots of money
