Thanks for your explanation. Though one of main questions - *Why* Chinese government has to put the limitation on the developer debt leverage (ratio between down payment and bank loan to developer)? What was the issue with the house building industry? I guess the Evergrande and its current "investors" just caught in the worst moment of their cycle? I keep reading that the industry oversold and prices are incredible (because it is the most common vehicle of investment in China), but so what? It was government's (clumsy?) attempt to lower realty prices? to cool the housebuilding industry?

Would be interesting to know what is their real estate gain for properties sold. This seems massive business. Usualy this type of business has enough income to cover expenses and gain a nice profit, but I have no clue of prices in China.
