Great content. Overlay District is also something to look for. Municipalities are using this tool to add to the specific permitted uses in the underlying Zone District, or PROHIBIT specific uses (ie short-term rental) in the underlying district.

No problem, i'm happy to help. The answer to your question is yes you absolutely can. The hard part is that since you don't pay the agent, the seller of the land does, they may be unmotivated to find something for you if it is too difficult of a search. It doesn't hurt to try though. Also, i would say to trust but verify. If the agent does find you what you are looking for just double check what they say because in most states its legal for them to give you false information as long as it was an accident and they didn't "knowingly" do so.

Dude your videos are incredible! My girlfriend and I have a plan in mind on a beautiful piece of land in Florida, but navigating the legality and feasibility of everything has been very challenging. When you have a vision for multiple units on one site, do you typically share that plan with the city up front? And if so, do you get permitting for everything all at once or just approval, then permitting as you build the structures? Thank you sooooo so so much for giving genuinely helpful content!!

I would like to build a sugar shack. For berries, fruits, syrup, honey, and herbs. So would need to be inspected by health inspector not building inspector. Under so many square feet no permit needed in my county. Agricultural buildings do require permit but size matters. Also wood like to start a plant nursery and that area would need state inspection too. Plus going organic next spring. It's been enough years of owning property to do such now. I have wetlands. But have did my research on fens, bogs, swamps and marsh of my area. We have a natural food forest.

Hi, what have you been doing for septic system where public sewer isn't available? I am aware of the difficulties to deal with the DEP when your land is located in watershed areas - specifically in NYS.

hey man so im looking at close to a half acre of land, lake front view, zoned for residential, manuf home, build home on site etc etc...for about 14k. its 4500 feet above sea level and close to an attraction that brings in over 60m per year. i was thinking air bnb for it. now, becaue its zoned for residential, does that mean i cant rent out my property? does it mean i cant build tiny homes on it?

Hey, I am originally from Montreal but live in Calgary, AB. I would like to eventually get off the grid, buy an acre near a river, have a bunch of solar panels, some chickens, hens and rabbits and do my own garderning. I am aiming at putting a tiny house on that land and not have the government, technology or the future global power (ie digital currencies, mark on the hand coming up shortly, already used in some parts of the world, etc). Is there any off the grid land that would be accessible by car? I am also checking options here in Canada and in the U.S. I love the canyons in the southern part of Utah, but water is harder to come by. I also heard about eco communities and the hassles one can get into. What are your thoughts on these matters?

Your from New York and your looking for land that's awesome. I know there's a lot of farmland in New York state. A lot of abandoned mansions as well. A lot of Americans are engrained with our heritage of working hard for a company, and Corporations. Lot of us won't deal with TENNANT'S AND 🚽 TOILET'S and take the leap, of becoming better off.🤔

AMAZING question that is very true, at some point you have to pull the trigger and move forward. I believe you really have to be self aware to know when that point happens. When you feel like you know the pros and cons of all of the options and you just dont know which one to pick ... pick one and figure it out ... that is the best way to know when you have hit paralysis by analysis. because at that point you have the info but are just too smart/scared/informed/worried to make a decision.

Not sure if you are aware but yes, I did not create land restriction law in the United States. I, like every other person, have to research it and learn definitions.
