They are so smart. If the government crashes the rental market then where will the people live. They are using the market rate landlords property as public housing. All of these people need to be issued public housing vouchers and then the government needs to give the landlords a guaranteed one year contract for rent. That’s how public housing works and has worked for the past 20 years. They are disguising this . How long does it take for something to be called what it is? Public housing is housing paid for by the government. So didn’t they say they would cover the rent? That’s public housing! So where’s the money?it’s not private anymore give up the rent money or seize the property and provide fair market value.

There was $40 Billion for Rental Assistance in the Rescue Bill, States and Localities are not disbursing it. Here In FL DeSantis got $1.5B for Rental Assistance and on $1.5 M has been distributed, 1 Dollar in a 1000.

Honestly, this would be for the best. If they sell their properties, it will increase housing stock which will lower prices and lower the bar for entry for homeownership. A big contributing factor to home prices being high is the number of single-family homes being held hostage on the rental market.

I tried looking up information about it but I just keep running into stuff related to matches and Google searching it with the economics does no good either. Honestly, I think it will help renters in the long run. Even if some small landlords go out of business, more homes will be available for purchase which will increase the number of homes actually accessible to the population. As the old saying goes, my bank says I can't afford an $1,800 a month mortgage so I pay $3,000 a month in rent. Many would-be homeowners have difficulty finding affordable homes. They would jump on these home and it would lower the overall number of renter's which would result in fewer rental properties in relation to renters lowering overall costs. At least that's my thinking. What do you think?

They can evict if the tenants cause damage to the property. And when the moratorium ends you can file again and get judgment for the loss of rent. Do not accept the rent relief money as it comes with concessions. You can’t evict the tenant going forward. By accepting the money you, the landlord is agreeing to another eviction moratorium that is self inflicted also in some case you can’t even raise the rent. Get better legal help. Also don’t rent to people who treat you like that. Send them to the streets, file a judgment against them and then raise the rent or sell your property.

Are you in South Jersey by chance ? You would be very happy with me as your tenant. My apartment is spotless . I need my washer and dryer in my unit . My heat, hot water, sewer , cooking and gas is in clouded in my rent . In reality it is built into the rent . I pay $1010 for a one bedroom . 825 sq feet. I pay my own electric which is very expensive in NJ . I live downstairs and my electric bill was $290. I have rented in a few places and have ALWAYS had every dime of my security deposit returned to me. When ai move, I leave the place immaculate. The alternative would have been disastrous. Eviction makes it impossible to track people which is necessary for contact tracing. Because only 25% of eviction are done through the formal court process, you would have no mechanism for actually tracing the disease. This would have made the spread far worse than it would have otherwise to say nothing of the fact that you can't shelter in place if you don't have shelter and you can't isolate if you don't have space to yourself

My wife and I owed a nice home in Northern Virginia. Great location. Nice neighborhood. When we retired we considered renting the house. The rental market is hot in DC. But we saw stories like this made us decide to sell instead. I AM SO GLAD we did. This is tragic what’s happening to landlords. While these loser tenants collect government checks, the landlords are left holding the bag.

Here's what they don't point out though, Renters DON'T WANT NEIGHBORS LIKE THIS! It's not just the landlords who have to deal with renters this bad, it's also the other people around them. I live in a place similar to this, before Covid people who sold drugs, damaged property, screaming fights at night, and police visits didn't last long. NOBODY was sorry to see these people go, but now were all trapped with them.

The moratorium was already shot down by the supreme court. The body putting the moratorium doesn't have the right, nor the jurisdiction. They have as much legal right to stop evictions as I do. There's no reason not to file eviction that I can think of.

Are you ok with them putting mileage, not keeping up with maintenance, destroying the interior and exterior of the vehicle? Wouldn't you want some form of control to get your property back?

Things aren't normal, they should put that energy into assisting their tenants to get aid from the feds, this way they are still getting paid rent. This is what's been going on for me, I was paid up until the virus cost me my job, my landlord helped me find the right programs, so he could get paid and I wouldn't be out in the street. Now my landlord has the rent all the way through October paid, and I started working again after a year and half layoff, it's a win win and he has my respect for his approach. I'll be resigning my lease in October.

No matter how much free benefits and free stuff you throw at people, there are always going to be the ones who take advantage. Assistance is rendered on a good faith basis. The ones that have a moral compass, will do what's right. They will pay their way. They do not expect others to give them a free ride forever. They will return the favor when they get back on their feet. They will give back, when they can. That is a rare person who can exercise this self mastery. There are still these good people out there. They do exist. Those who are raised to cheat and steal, will do just that. They are angry people, with no gratitude. They live to take what they do not work for. They will turn any generosity, into an expectation. They become bullies and tyrants. Greedy locusts, leaving a trail of destruction in their wake. Taking... Until there is nothing left to take. Then they move on. The only legacy they leave behind, is a wasteland. They exist with the belief that it will always be someone else's responsibility to provide for them. Even if it means the shirt off your back, they will expect you to hand them everything you own. When you are left with nothing, they will still be angry. They do nothing to improve their lives. They can't think past today. They can't see down the road. They will never see the consequenses of their own destructive behaviors. And they will blame everyone else for their woes.

I just don't understand why the did an eviction ban. The government gave both stimulus money, and extra unemployment for people not able to work. There was absolutely no reason to cause this nightmare for landlords

Congress granted $46 billion dollars to pay landlords the rent money that they would be losing. *However,* so far only about $3 billion has been distributed to landlords. So, the money is there; still there; about $43 billion still there. But, apparently there have been many problems at the local and state levels to get those programs working efficiently to get that money to the landlords.

@@whathe2100 - KEYWORD: "if" (as in "if" the tenant does not qualify). Yeah, and 'if' the tenant *does* qualify, the landlord gets several thousand dollars. But if the landlord evicts them today, he no longer qualifies to get any of that several thousands of dollars of grant money.

@@whathe2100 - Like I said "IF". *However,* if you have a tenant that was never qualified for the moratorium exemption, you did not have to wait to evict. The moratorium only exempted *qualified* persons _"directly impacted as a result of COVID."_ And yes, I am aware that some areas interpreted the moratorium differently, and that the CDC ruling carried a slightly different effect.

You are "investing" in rental homes and it is pure gambeling, you are hoping to make profit from it and you had risk to consider now accept that you lost that bet and decide, do you cash out or let it roll. @@Hoffmanpack gaming is what renters do to the system. They use and abuse properties and destroy them and move to a next one. Landlords like myself are the ones struggling with heavy repair and construction costs. We are the ones who pay taxes, insurance, bills, maintenance, registration, etc while your types game the system and enjoy welfare. If there are no houses for you blame the govt. Govt should be responsible to provide free housing so that there is no landlords. It's like saying due to grocery store business you have nothing to eat. You are as ridiculous as it get.

I'm petty I'd take out a larger insurance policy on my unit & start disconnecting their internet, electricity, and water routinely. From there drag my feet to repair it for weeks, reconnect everything, then within a few days cut it again, and repeat this until they leave. This way I harass them without falling into the trap of not tending to their issues. Sure they may trash the place to get back at me but they'll also likely leave. From there I'd collect my insurance check, and sit on it until I'm ready to renovate after the moratorium ends... PS: Those stim checks should've been going to the landlords this whole time.

If the power bill is paid by the landlord, don't pay it. If water service is included in rent, don't pay it. do not spend a dime on repairs. Don't pay for any trash service. I'd rather burn it to the ground instead of allowing the deadbeats to stay.

Promises of possible federal help, but what about damages and other costs? The tenants also need to fill out their portion of the paperwork and many don't. The program makes landlords have to rely upon tenants in order to get any aide. Top that with the ongoing extensions that have already been deemed unconstitutional by the SCOTUS, along with the next "excuse" that comes down the pipe for further extending the moratorium and where does that leave landlords? Few might be able to struggle through for a while longer, but eventually mortgage holder are going to foreclose on properties and the "assistance programs" being designed to give aide to tenants won't help people save their investment properties.

That is horrible. I’m in NJ and I am the best tenant . I always pay my rent on time every month . I am disabled and l don’t live on much. I’m drastically struggling . My rent is my first priority even if I do not eat. was raised right . My parents taught me to be responsible . I’m diabetic and have high blood pressure so I cannot even eat packaged food from food pantries . I was raised to never stick anyone . I’m educated and could never treat anyone like that. Where are you located ? NJ by chance ?

Background checks and credit scores. Landlords not doing this are SOL. If they’re desperate to rent to anyone, then the outcome is uncertain. It’s like picking random stocks without doing your due diligence. Hopefully when the moratorium lifts there will be new standards for renting and the deadbeats will become homeless.
