They have taken the government HPi off the ONS and it is now done by the Land Registry It is because the 1 trillion of over reporting of house prices and I have noticed the Land registry are immediately doing the same mis reporting. Claim that in the latest LR HPI that new builds are the biggest risers but then state that due to lag of new house sales none are included in the HPI read and report on the the Po Ponzi fraud.

It depends what you mean by a crash, but based on the available evidence, a major crash seems unlikely. More like a few % points reduction that will quickly go up again if there is even a whiff of economic recovery.

I work in the building trade and apart from the odd properly sold by the banks the price of houses won't fall. I say that because the price of building materials has doubled over the last three years. Builders have slowed down construction until the market picks up, so a builder isn't going to sell a property for less than the cost of building it. As demand for homes is still high the laws of supply and demand remain, so people will have to pay the market price. There may a slight price adjustment of 2 to 3 percent but the overall trend will be for house prices to increase.

“As demand for homes is still high” it’s not. It’s reduced significantly. Prices are determined by the market, not build costs. Home builders are including massive cash back and upgrade incentives to create the illusion that prices aren’t falling.

That's exactly what happened to me in 2007, unfortunately I wasn't able to keep hold of the property as the person I bought it with demanded we sell and I could not afford to own it on my own 7 years later due to all of the new affordability checks that came in after that market crash.

lol this was me in 2007... I bought my first home and boom, collapsed and I went into negative equity and took me 10 years to recover. Now fair warning everyone, I am just about to by another house having saved up my deposit again. so given my track record I think there is 100% chance of this happening after I complete.

Prices will probably significantly drift down over the next few years but if you need to buy and can afford it and are not planning to move for 5 years then, like you say, you should move.

In a high Inflation environment prices don’t come down for anything. The mid to late 70s through the entire decade of the 80s inflation was bad and the economy wasn’t great however housing went from 39300 in 1975 to 122900 in 1989. Incomes grew at a faster pace from 11800 to 50200.
