2.8M is highway robbery. Houses too close to each other, minimal landscape in backyard, and not an impressive interior. I guess the so call nice location increase the cost by 2.1M

Not the case, my friend. As you say, its all about location. When you're this close to Uptown CLT, people with the means are quite willing to pay a premium. They know what they are buying and more than likely, once the family who purchased is ready to sell, the home will trade at a profit.
